I just want to back up what Diamond has to say.

I am an existing client of Destiny and can recommend them without hesitation. The cost is a one off and lasts your lifetime (they otherwise get fees from brokeridge).

They not only help with investing but with setting up your whole financial structure including all your budgeting etc. Sure, lots of people can do this on their own but it is good for a lot of people to have assistance.

Think of them as finacial planners that deal solely in positive cashflow property.

    Cheers

    Is Glen Iris close enough?

Do you want his details? I havn’t seen him yet but I plan to very shortly.

Hi Ishita, <– lol, it thinks I’m swearing!

I guy called Frank Brady from Frank Brady Real Estate is a friendly guy who will help you out. He understands an investors needs. They cross list on almost evrything up there so he will have access to most properties.

He is an odd sort of bloke who can ramble on a bit but his heart seems to be in the right place.

His URL with his contact details is as follows:

    http://agents.realestate.com.au/frankbrady/

In regard to your offer to take a look at properties up there I may take you up on that as I have one I’m interested in.

Please shoot me an email on [email protected]

    Cheers Brett

    quote:

Most people aren’t anywhere near as bad as the doom sayers seem to think. I could say that 9 out of 10 people are ok and generally honest and giving in one way or another.

It’s all a matter of degrees and throwing around numbers and percentages doesn’t mean much to me. If only 1% of the population was “decent” the world would be completely screwed. Attaching numbers to subjective qualitative assesments can create missleading impressions.

In any event you cant judge people simply through this forum alone., that’s simplistic and narrow minded.

I understand this forum to be about discussing ways to maximize property investment performance through the exchange of views on the subject. After all most IPs are cash negative, thus we all are looking to get the edge so we can succeed in IP. Nothing wrong with that.

Outside of this forum is life, about which few of us really know about what’s going on in each others lives.

The forum is just an electronic message board to exchange ideas, rather than a court room in which others are judged by fellow forumites, who just like pointing the finger and exulting themselves from criticism, by criticising others. That’s high and mighty and nobody is that perfect. [;)]

Wow, 99% of people are “me, me, me” and are about “take, take, take”.

That is a cynical view if ever I’ve seen one.

    Good advice from Peter above.

I think evry regular on this forum would advise you not to go near Henry Kaye and his institute with a forty foot pole.

Thanks hwd, but I’m more referring to buying in a house in a private sale from an individual without involvement of a real estate agent.

    Anyone?

Its a very good idea but the equity (LOC) loan should be the same as the
    p&I loan.

Check out St Georges Portfolio loan.

Thanks everyone for your replies. [:)]

I have taken everything on board and will see how I go. The problem is excasserbated by the fact that I dont live in Rocky so it’s always hard to make a point at long distance.

The good news is that St George sent me a copy of the valuation report by fax (which shocked me I must admit). I can now use this to either have the valuer take another look at it or have the vendor re-look at the price. We’ll see how it works out and I’ll let you all know.

Hilary, yes the rent is quite high but is due to the fact that a big company leased it for 12 months because it is fully furnished and they needed it. A more realistic long term rent is around $200 per week.

I’ll let you know how it all goes.

I stay away from any place with a pool unless it’s on common property.

I think people are tiring of answering this question.

Just do a search on “11 second solution” and all will be revealed. [:D]
