    Hi Mini

Yes, I am IN too. Am from NZ, but have lived in Aust for so long now (in Broome). Have contacted Westan about same sort of thing? Is he the other person by any chance – hope so, because I think you guys would make a great team and I’d feel very confident to have your advice and help in investing.

For all of you guys on over $50k – wow. I am on just over $40k, the highest I have been on and thought I was raking it in [:)]- BUT – I am a good saver. Take my own lunch to work, don’t spend it all on grog etc etc. And as a single female have managed to buy 3 properties, and when I started (not that long ago) I was on less than $35k. Have worked in country towns with miners who were on huge $$$’s and they still couldn’t save a cent, here I was earning nothing compared to them and managed to save. Used to think how rich I’d be if I had been on their money, but hey, I have 3 properties and most of those guys are still nursing their beers at the bar and wondering why they have nothing.

So – I guess that what a good wage is – is relative really.. So richmond, be happy with what you have and make the most of it.

And – congrats on the job.

    Hi rainmaker,

any connection with the other Shelly from Broome who mentioned coffee at the Boulevard?

Maybe we should all catch up. You can email me at [email protected]

Thanks for your info. You sound like you’ve done well, good on you. So they are out there, that’s good to know. I’m going to head down south around November and have a wee look see. My brother and I bought a house in Bridgetown, which he will move into, so it’s not a +tive geared home, but still better than renting I reckon. Thinking of maybe Albany, or as carbloke says, Kalgoorlie is a good possibiltiy.

    Cheers

    Hi Kimmy,

I’m in Broome too and am checking out places near Perth. I did as much on the ‘net and papers as I could and am now in Perth checking them out physically. From this, I can get a real feel for the towns and also have a chat to the locals as well.

It has paid off, as I have just found 2 very +ve geared property and the sellers have accepted my offers today[:D]
    congratulations
do you mind me asking what areas of perth you found these, as north like karratha etc seems to be the only place

As for Broome/Derby/Hedland… well, the numbers don’t stack up in Broome (my investment is just breaking even) even with the caravan park, the strata and council fees means that the 11 second rule won’t work. In Derby you’ll be hard pressed to be +ve geared (but its possible you could find a bargain) And Hedland has had a negative population growth by 11% and 16% for the last 2 years respectively. This is just what I’ve found so far in these areas.

Maybe we could catch up over a Boulevard coffee sometime?

    Cheers,
    Shell.

Thanks for that info, will certainly check out the investers club and kalgoorlie. I have never been there, apart from passing through on a train years back. Did you manage to get your properties rented out OK? There is still alot of industry going on in Kal I guess, so should be OK?

    go to http://www.theinvestorsclub.com.au
they provide a fantastic service, give you discounts on heaps of preperties, arrange for professionals to look after almost everyhting for you, and all can be done over the internet.
I’ve bought 2 properties from them and cannot recommend them more highly, this includes 1 in Kalgoorlie that’s giving a huge positive cash flow.
    Cheers

    Hi Shelly,

Thanks for your info. I am with you, I don’t think the North West is a place to +ve gear either and I would prefer to buy in the lower price range even so.

Coffee at the Boulie sounds good.

Thanks, always thought they’d be too expensive (like Broome), I’ll certainly check them out.

I think you in better location then most to find positive geared properties.
    Karatha,
    Port Hedland and South Hedland
    Derby,
    Tom Price,
    Newman

Give local agents a call .

    Hi Brad,

Thanks for that, you are probably right, I have had a look and couldn’t find anything with the 11 second rule either. I’ll have a look at Manjimup also, and what about Balingup or Boyup Brook or Hester? I think they are all pretty small, but not too far from bigger towns. I’m a bit like you, don’t know the south west too well. Will be going down there in November so hope to check things out a bit then.

    Hi Kimmy,

I looked into Bridgetown a couple of weeks ago. They have actually had quite high capital gains recently, and despite mining layoffs in nearby Greenbushes have a tight rental market. I could not see any places that jumped out at me for the 11 sec rule. Prices have been pushed up by the holiday home market I am informed. Greenbushes may offer a more attractive cash flow alternative, but downside is it is not a very nice town and capital gains and tenancy may be disapointing.

See my post about Manjimup though for another potential location (would appreciate views on Manjimup if you have any – am new to the SW myslelt).
    Cheers,

    Brad

I have 2 properties in Broome and although prices are high, rents are also high, but don’t actually satisfy the 11 second rule, unless you purchase at the caravan park, can buy a site for $40k, rents out for $90 to $110 pw. Hamish is right, Insurance is high and shire rates are hellishly high. Am just lucky I bought before the 2000-2001 boom and have made good capital gains which I can use down south somewhere to hopefully positively gear.

    What about Bridgetown? Or Albany?
