Just running some quick calc’s & I’ve come up with a better way to spend $1998!! We still get to meet mini, peter & enjo lady (& others) and share their wisdom.
Flight from Perth to Melb – $550
A couple of nites at Crown – $600
Bar tab at the Windsor – $500
Meals in Liagon St – $200
Taxi Fares – $100
Panadol, Berroca & Bottled water – $40
The plan would be – fly to Melb., invite everybody to the pub, shout a few rounds, get ’em to blab, say our goodbye’s, & back on the plane to start a fresh week at work on Monday.

Just so happens I work for a builder (WA), who deals primarily with rural properties. I have also lived in a house with a septic tank and leach drain system. So, let me know exactly what you want to know, I’ll probably be able to help with comments on standard leach drain systems (including sump & pumps), alternative systems, eco-max, bio-max even compost toilets. I also know some ‘tricks’ to avoid maintenance problems etc.
The local council involved would be able to help with some things ie:- car parking requirements on site, max number of persons allowed to co-inhabit a single dwelling, you may have to apply for a licence, advertise your intent & get comment or agreement from adjoining land owners.
I’ve never looked at doing this sort of thing personally, as I’m thinking it may be a bit of a drain ‘time wise’ to manage. However, if you have the opportunity to perhaps double or even triple the income you could potentially achieve from a single property, it might not be all bad. As for lease agreements, I don’t see why they would necessarily need to differ greatly from a standard one, but you will probably need to have one drawn up that outlines areas people do / don’t have access to, responsibilities for cleaning common areas etc.
Agree totally with Peter P & Redwing. There are plenty of opportunities available. You just need to get out there and find them. Maybe have a look at Geraldton. You may be able to find some good opportunities there.

Ok, thanks guys. I’ll stop my whining now. I just had so many problems getting any form of credit when I first started working for my self; I started to get paranoid about the situation, before I’d even thought about it!
I believe anyone inspecting a property should be a registered builder. Not sure about Pest Control though, but always ensure they carry out their inspection inline with the relevant Australian standard.

The reason your cc limit can become an issue is because when a lender makes an assessment as to wether or not you are able to adequately service a loan, they take into account the actual limit of the cc, not the amount owning.
They do this because, at any given time you will have access to $6500 worth of finance/credit. That means, the day after you apply for a ip loan you can max out your card. Lenders have no control over this & therefore must take into account your max. monthly commitment to your cc when assessing your loan serviceability.
Yeah – too true. I’m not in a position where I have that problem yet. Although, it still may not hurt you to leave contact details with neighbours etc.? I think that when I do come up against this sort of thing, I’ll at least investigate my costs and time in having to travel to do inspections etc. The cost will probably be way, way, way too restrictive, but I’ll at least do the sums.
