Knowledge is power. As Melbear posted, books are very good, same as seminar.. though if u dont have the time.. thast where spotters come very handy for u since u have the money but not the time to go lookin for those great deals. []

Thanks SIS for the info, May have to change credit cards when i go overseas next. I hear though with the bank a line of credit cards look bad when u borrow money.. any1 ever had an issue with that? where the lender will turn u down cause u have 2 many credit cards.. ? provided of course u dont have anything owning on it.

Though SIS, i have found only ANZ VISA to give me qantas FF points.. i have acculmated in 1 year just by payin bills through bpay and doin my spendin on CC points enough to go Hong Kong and back..
though remember credit is credit dan, be careful with it.. cause it has this evil power that can sometimes overcome u when u see that nice motorbike jacket in store or whatever ur eyes glare on 2 []

I assumin ausdmx that you goin intend to live in the property b4 renting it out.? I would be thinkin maybe your parents or family can give u a helpin hand in this, it will make a big difference with u gettin a loan.. unless u know some dogey lender []

THe vendor solictor will issue a Notice to complete, failing that they you can lose your deposit which is some percentage..or all of it?.
Your solictor should be able to give you more of a detail explaination as there are clauses and circumstances in the contract u have, so different from what I have gone through.

The way i look at it myself is what you plan to acheive from the course, I started the end of my HSC doing an I.T network engineering diploma, dropped out half way.. found work doing some I.T online support for an ISP.. being here 3 years and still working, have finally found a course i wanna do property valuation.. at the end its what u wanan do with the knowledge u get from the course that counts. I see alot of my mates finishing their degrees, and only after they had compeleted their degree did they realised this is not what they wanan do with their lives.. so things change, hope it helps. []

Thanks guys for all your feedback and suggestions. I hope to become a regular poster and plan to review all the old archieves as I’m studying in the property field and want to learn as much as I can about it for knowledge and financial benefits.
Today I talked to a mortgage broker (friend’s relative) he advised me it wasnt an issue if you decided to live in it, he gave me the figures and I’m quite happy with purchasing a house at this stage. However I would like to see how the market is as Billfromoz suggested, but how can one decide when it is the right time to buy?. Chances are the prices will still rise if not much but slightly? I would have money in the bank thats just dead money.. interest wont be the same as the gains from a house if it was to rise. Also leaves the issue in the area to purchase, I’m from the Fairfield area and not even sure where to start looking. I’ll just will have to research and check out heaps of properties to get the feel of the market b4 i decide anything and hopefully someone can point me to the right direction[]. As you can tell im a Noob to this industry and have a lot to learn. Though I hope to give it back somehow one day . [] Thanks for your time reading this.
P.S anyone have any ideas on a good bank to get a loan from.. I’m thinking St george, NAB or ING.. they have good rates and are substainable companies.

$ 260,000 as a house ofr your personal use and lend $ 480,000 as an investment.
They would lend more for an investment property since there is income from my salary and the rent income from my house being leased.
