    IS 28, IS THAT YOUNG!!!??? If I fit in here, let me say that having property has saved me many times. I unfortunately had to sell some property recently to pay for a poor performing business venture. Without this option I may be facing bankruptcy. Property is choice.

    Rhysadams, the way you think is what I prescribe to as well. I think that if you do your research there are good deals to ne found in all market conditions…
    And the fact that some of the majors currently offer 7.3% fixed for ten years… surely they have some accuracy in their economic[cigar] predictions…
    Maybe?…

    I currently rent where I live but own numerous investment properties. This might not be the ideal for most but as I dont have a family or children or any real commitments, this is very advantageous for me. The property I own is all tax deductible (meaning I pay at max a quarter of the mortgage) and I can pay a small amount of rent for a place for which I have no real responsibility. The investment property I have will eventually buy my first PPOR when I want the security of a stable home (no balcony!!)
    Peter if you buy an investment property you still can use the FHOG which is said to continue until some time in 2007.

    Hey leaou,
    Sensing a pattern from the above? All the posts have a similar ring to them, and they are all from people who care about the success of other like minded people. My advice, try the tips in a book that I have just read, it is simple, but sometimes this is best… Its called Anyone Can Be a Millionaire by someone O’Reilly. It might be just what youre looking for.

    Hi Terry, does this mean that in a strong market after say 5 years when the value is significantly higher than the contract that mortgage insurers still go only off te contract, even if LVR may be 60 or 70%?

    Caston, you seem a very interesting and dedicated person!! You will succeed. Im sure you know already, but just remember (sorry about the cliche!!) that your life is about the journey not the destination and that the journey takes so long whilst the destination is a point. Enjoy the moments and whatever it is you do along the way.

    Maybe the property you mentioned might be a good one for you to start on, Elizabeth has shown the start of some good growth figures, with something like 18 % meidan growth in the last year. If you can, this may be a good starter for you rather than the increased risk for a first time investor of going commercial or spending a year searching for something ‘perfect’. Do your research and you will succeed. Good luck with it!!

    What a great topic to be brought up…
    Techno you seem very well educated in these areas, in what line of work or interest do you gather so much information?
    And to completely agree with Giddo Jenny and Neo, peoples obsession with things they think they need is nothing short of disgusting!
    Status Anxiety is a very eye opening read. People work too many hours in jobs they dont like to be able to pay tax and buy things that clever marketing campaigns make them think they need. The end result, people experience short periods of happiness but an enduring, unresolvable search for contentedness. We only have two options to be happy in this financial world, to earn more or learn to want less!!

    Hi all,
    I agree with ZB Fairlane (nice name), I have always thought that the best time to buy was yesterday… Years spent trying to find that super bargain are years of income and compounded capital gain that are difficult to recapture. Rather than spending years trying to ‘pick the market’, when you buy in an area with sustainable demand, capital growth will look after you over the long term.

    TMA, what if the valuer from whom I received the valuation is one of those on the panel of the financier… could I then consider it acceptable?
