    The house was built in 1986 and has been well maintained although some modernisation could be considered, the condition of the property is excellent

    My experience tells me that good capital growth is something that in the main is restricted to capital cities and large regional centres or coastal cities and towns.

    In a +cf environment rental yield is your “bread and butter” together with an innovative approach. In the case of this property the size of the parcel of land that lends itself to further development eg subdivision potential.

    The availability of these funds is a great windfall if you are committed to building a +cf property portfolio.

    Formulate a property investing plan. Set your self some critical dates and set aside sufficient funds for deposits and purchase costs. If you have some funds remaining use these to reduce overall debt.

    I am in NSW and looking at putting some WRAP deals together.

    Presently sourcing suitable properties. I am only new to this but have a reasonable idea of what is involved.

    Is there any opportunity for a WRAP here. Say put together a WRAP deal based on win/win.

    Set it up in a normal WRAP and then next year when your client has access to finance pay out the deal.

    Where is the property and what sort of money are we looking at.

    Hi

    I’m glad you asked the question as i am embarking on what I expect to be challenging but fun and profitable at the same time.

    As per other posts it seems to me about establishing yourself with a good name and a reputation to get deals over the line.

    I would also appreciate any information/help to develop myself in Bird dogging

    It looks like a scam to me. If I found 30k worth of pest damage I would be asking for a 30k reduction.

    Obviously a 3rd independant report is needed here.
