    I dont know of any local (to inner melbourne) building inspectors but would be happy to use archicentre for my inspections (all areas). My local building inspector (outer eastern suburbs) is ex archicentre and is exceptionally thorough.
    TTMAN, I read your comments on archicentre and therefore ask, could you supply a reference for somebody that could assist Mentee?

    500k would put me 2 years into the future from where I am now. PPOR paid off, not working for a boss (except myself) and doing property full time the same way as I do it now.

    I think the bubble has burst. Time to change tactics. Cash up/sell down and not be highly leveraged. money can be made in any market I think that some of the profits might not be as high as previous. Loose the greed gland and invest with no emotion. If the numbers work carry on, if they dont walk away. I’m currently looking at 5 properties with no intention of stopping. Just make sure there’s a backup plan/exit strategy in place.

    Hi All
    Well, you’ve called for a reply from a RESULTS participant. Well, here it is.
    I’ve learned a hell of a lot since starting the program. Without going into detail as far as I’m concerned it is worth it.
    All I can say after reading what’s been written here is that there seem to be people who wont open their minds to change and/or seem to suffer from sour grapes.
    At the end of the day, its up to each individual as to which way they go but please dont flame the program without having all the information first.

    Hi,
    I’ve just bought myself an 89 EA fairmont wagon. Spent up big and paid $400 for it. Dual fuel the lot. Cant stand paying big money for cars given the way they devalue so quickly. Just gotta learn to find properties like this LOL

    Hi Salla
    I’m just going through this at the moment with a flat I’m renovating. It’s my first unit and I’m learning but here’s the opinions I’ve had from some friends…
    The younger generation likes timber floors ( me included.. BTW I’m 37) but,
    the older generation prefers carpet ….the reasoning for this is that you had timber when you couldn’t afford carpet.
    Carpet is also much quieter…my current house has timber and 2 little kids……
    As my likely target market is going to be the older generation, I have elected to recarpet my unit even though it means covering up very nice timber ( vic ash/ tassie oak ).

    there’s a way to check how motivated everyone is…. go in with a real lowball offer on 14 days settlement (yes I know the banks like 21 but if they want business they’ll do it ..)and find out HOW desperately they want to sell today… its a good BS gauge ….

    In Australia we usually speak Aussie so we all understand. I thought I’d just decipher MARC1s’ quotes so we all understood….. here they are ( 5 minute search on the net and anybody can recite latin )

    Hi Steven
    Thanks for the reply. To further discussion, our mortgage broker did say today that our PPR wouldn’t fall inside the trust but the idea of the trust was to seperate our PPR from our IP’s. It is my intention to build a reasonable sized portfolio, so he suggested setting up the trust from the outset as transfer would be high further down the track…..

    Yo Ali G…listen up
    people who tell you it cant be done are the ones who cant do it themselves, so they thing that every else shouldn’t have the opportunity.
    I have just been through this myself, not with property investing but something else….bottom line myself and my mate stuck to our guns and “made the grade” albeit just, but we made it……….
    here endeth the lesson…..
    give it heaps and hang on !!!
