Sure, it's the area in and surrounding downtown Kansas City. If positive cash flow is what you're looking for, the numbers really work in this area.

Hi Paul We are just beginning our investigation into the market in KC, so its all quite new. Can you please tell me what you mean by urban core, is that say a radius from the city ie within 5 miles of downtown? Thanks Sara

According to our local Realtor database, 5631 Virginia recently sold on 9/24/2010 for quite a bit less. Perhaps the person who bought it has since remodeled it and/or made improvements to it.
I live here in the Kansas City metro and for the last 3 years have been building a portfolio of single-family investment homes here locally. Have sold a lot of them as well. Fortunately, this is one of the areas here in the U.S. where you can purchase less expensive homes that attract good rental income for cash flow.
