What a great idea to write down your goals in this forum. We went away last week to do just that and it is amazing to look back at your goals and realise that you did achieve them.

    1. Buy 3 more positive cash flow properties before the end of the financial year.

    2. Use the positive cash flow to reduce bad debt (our house.

    3. Stop and smell the roses more often. Enjoy what we have achieved already.

    4. Teach our children good money management and positive life skills.

    5. Give thanks to God for what he has done for us.

    Long Term Goal:

To be able to retire in 5 years with a passive income $150,000

Thanks AD, I have checked out the site and it looks like they may have the information we require.

Are you or is anyone else a member of POA?

    Nathan,

I’m sorry I dont have an answer to that question as it is a question I was going to ask myself. We currently have 3 properties and the finance for a fourth, but I am worried that the bank will soon say “no more!”

I appreciate all the information provided on this site and the more people who ask questions, the more we all learn.

    Thanks everyone.

I’m sorry but I have looked around all over the country, and I cannot find any properties that meet this first critera of the eleven second solution. If anyone can find such properties for me, feel free to advise so I can buy them. But they don’t appear to exist in the city areas at least. Not even in Brisbane.

    THE 11 SECOND SOLUTION SAYS THIS;
For example, imagine a house rents for $100 per week. Applying the Eleven Second Solution™ you come up with: $100 (rent) divided by 2 is $50…multiplied by 1,000 equals $50,000. This means the maximum you’d be willing to pay for this property is $50,000.

I was very skeptical when I first read the 11 second rule. But believe it or not we actually found a property that fits and it will settle in the next week. Rent $170 per week – Purchase Price $85,000. It is approximately 30 km outside of Brisbane City – hope this helps.

They are around at 10% yield, even in Brisbane
I have one I am looking at now.
In the outer areas, I have just heard of a buyers Advocate
    locating positively geared properties around
the Toowoomba area if you are interested you
can email me and I will pass on his details.
    Tara.

    Tara,
My husband and I are new to this site and are finding it difficult to find properties that fit the 11 second solution. We would be very interested in having more details of the buyers advocate. Also if you could give us some idas on other areas we could look at it would be greatly appreciated.
