A Millionaire is a person who has- in cash or equity- $1 million bucks- not one cent less, but not necessarily one cent more. Doesn’t matter if the person has a car or a stamp sollection or whatever- the definition is pretty simple.
Of course, if one then had to move to another culture- the situation is different. For example, if i moved to Austria, my million would only be 600,000 euros :o(

Reason not to sell- if you sell under 1 year of buying, you pay capital gains tax on 100% of the capital gain, plus all costs of selling- the cost of selling is not tax deductible, except as it applies to reducing the CGT.
Why not use the equity you may have gained in the above property to continue to buy further (cheaper/pozz geared) property instead of losing all that equity in taxes and other costs?

Dougall- why not just offer $80k for this property that the vendors are asking 200k for. They might realise their game is up and that you’ve found them out. Thry might let you buy it for what it’s *really* worth.

Funny how reputations have changed since the RE boom. Wollongong and Newcastle used to have a shocking reputation, and sydneysiders would say “god, why do you live *there*?” (I always loved w’gong) Now, they are considered to be wonderful coastal areas with million dollar views…
As for many of the other CF+ places we have come to know and love… they were considered to be the pit of the earth and now they are wonderful opportunities for us! Really, the places still have the same feeling and reputation for the locals, it’s just the interstaters that have rose-coloured glasses because they haven’t grown up there.

It’s so strange… there is going to be a Federal inquiry… americans are full of moral outrage about it… and yet, 10,000+ civilians are killed in iraq and americans aren’t morally outraged???

Carover- there’s been a number of murders in sydney south-west recently. Do you think that might affect your average investor? Given that prices in sydney are so expensive, it wouldn’t surprise me if the murder thing put people off a bit.

There’s not much choice about paying HECS back. One’s employer takes it out of one’s pay packet when one has an income of over 25K. sis is a young fella, just starting out. He’ll have to pay his HECS debt later, probably.

I have some very successful friends too… here’s a couple of examples:
One of them recently was successful in getting Temporary Protection Visa holders (refugees) policy that takes them into University on scholarships…
One of them looks after an old man and his dog, because the old man is sick and keeps having to go to hospital, and the dog has nowhere else to go…
There are many forms of successes. I think generally we love our friends for who they are- not what they have.
