    elves- it´s all good :=)

    Someone was discussing moving to a suburb that is less desirable than the one we wish to live in- so we can paz less rent, afford the PPOR etc… and I was responding that due to my ´lifestyle´or sexuality, I make sure I live where I am not gonna be killed. Most tenants want to feel safe in their ´hood.

    Come now folks… don´t we like people inflating the market for us? People from the south bought up brissy because prices in sydney became inaffordable. Southerners also bought up tassie, SA, perth etc etc…

    Be happy that brissy has grown so much! Particularly be happy if you have property there [:o)]

    Yes, grooming is getting the mullet trimmed, but lifestyle for me is two things- cafes, restaurants and culture… plus, elves, because of my sexuality, i prefer not to live in a completely homophobic suburb- been there, done that, and it isn´t fun.

    The way I figure it, to buy the kind of place I might like to live in sydney, it is gonna take more than saving on a few cokes.

    I just visited paris, elves- hence the reference to it- most expensive place I have ever been to. My ex is living in an apartment there that would have market rent of $4000 euros per month- about $7000 $AUS- for a 2-bedroom place. She gets it paid by her employer though- lucky her. Now wouldn´t those rental yields be good to find!!!!! [^][:)][:p]

    No rolf, wraps are not essential in building zour portfolio. The MAP program people (a dozen people mentored bz Steve) have made their money without doing one wrap- and all of their properties are positive cashflow. Others of us have issues with the ethics of wraps too, rolf- as always, invest with your conscience.

    Just,

    I bought my last two properties sight unseen. One from the net, but in an area I know extremely well, and the second because I had seen one of these properties advertised on the net, fell in love with it, and made some phone calls to see if another one was coming up soon.

    I did a BPR on the second one, but not on the first. I don´t regret that decision about the BPR. I´ve come to know quite a bit about units, and given the age of the unit, and some background checks on the body corporate and expenses etc, i felt quite comfortable in purchasing it.

    I also did extensive net searches about the area of the second place. And made calls to independent RE agents in the area cand picked their brains about anything I could think of.

    The net has made the world global. I love it and i would be happy and confident to buy many purchases off the net.

    Whilst property prices have increased all over sydney, the demographic remains the same. Last thing you wanna do is have your property trashed repeatedly by tenants, particularly when that property costs you $300k plus.

    Rickster, orbital or no orbital, my hit prediction for mt druitt is that CG is gonna be minimal. The other thing is that rents in those places are often onlz what you´d get in a regional city. Friend of mine just paid $250k for a house in st marys and she´s only getting $150 rental return per week.

    Yack, as rzanmel said, it´s all about lifestyle… I live in the centre of the city, walk 15 minutes to work each day, and I´m surrounded by nice cafes and every possible convenience. Also, because of my `lifestyle´, I choose to live in areas which are very diverse. It keeps me safe. But if I wanted to buy into the area I live in, it would cost me abvout a million bucks- go figure, I rent.

    And what was this someone said about not getting one´s hair done??? You are suggesting that I don´t get my mullet styled regularly?? shame on you! It´s very much the anita bell school of thought- don´t have a life so you can pay off your mortgage.

    I agree with what people have been saying about life being exxy… friends of mine were paying $500 a week childcare for their two kids- the wife was a lawyer and the hubby a policy worker… they barely had a chance at getting into the outer areas of the inner west- although they did so eventually. [^]

    Life in sydney is expensive, but paris is worse! 4.70 Euros for a coke! Next time I´ll bring along my own flask of cordial [:p]

    `Work for the dull` schemes? I am assuming (hoping) that was a typo…

    I know many people who live in small towns- very small, less than 500 people. There are the usual problems for them- no doctors, no banks, and sometimes even the only shop in town closes- itäs a hard life for tenants, and I think some of them have to leave because the services and amenities just aren´t there and so they can´t stay- some become ghost towns.

    But I do think that the houses are cheap, and that if one can provide housing to people and main tain the property to a decent level, then it can fit into your own scheme of investment.

    In terms of looking after tenants… I think it´s pretty important to think of the history of the property. If it was being rented out at $60 a week for ten years and you decide to up the rent to $130 a week to maximise your cashflow, it´s likely that the current renting family might become homeless.

    Lawrence, re Steve McKnight´s ideas on pozz cashflow, most of us would no doubt see the benefits of those strategies, and given that we were probably more aware of neg gearing, his ideas were a breath of fresh air. Steve has, though, changed some of his ideas since writing his book, and in the TV interview re the MAP Program, he was very keen to state that noe of the MAP participants used wraps to make their money.

    Thanks guys! And my, you´re up early! Only 9.20pm here and awaiting for the lass to return from a meeting to take me out :)

    As to the boxes… yes, paying rates would be a bummer. Perhaps you could just pick it up and take it home of a night [:)]

    I reckon once one starts seeking a $10 return per week on an investment, it´s a bit sad.

    The boxes have their own body corporate?? God, it gets stranger…

    By the way, I haven´t made a move without her re RE this past year… she´s my calculator!

    Rugby, tomorrow she and I are going skiing. We´re at different levels though- her favourite event at the sports school she attended was slalom [?] whereas I´m hoping to not capsize on the toboggan. Here´s my ski look: [8D]

    From that link, he seems to be your average ´change your life´ dude. But given that the first seminar is a free 2 hour thing- why not?

    I always think of these seminars as like diet formulas… when really, we know the way to lose weight is to eat less or eat healthier food, and exercise…

    I bet these seminar leaders get a lot richer than we do- a nice passive income stream for them- us!

    Scarecrow, I agree! But it would be different if one was working and living in Ipswich- then one could get off the rental mill. But if one lives and works in sydney… it is very difficult to get off the rental mill [:(]

    Instead of pazing $300 rent, I´d rent in wollongong and commute- rents are much cheaper in wollongong. I´d even live in engadine … groan… $300 a week is such dead money- how could you save for a deposit?
