    Not sure what I find unusual about any of the things raised in your post, Marky, but others might.

    I generally find country people to ask things like “where are you from?” as a matter of courtesy. Perhaps the town is small enough so that they know everyone in the town, and know you’re not from there? Country folks just like to chat before doing business, maybe- go figure- doesn’t make them all scammers.

    About some things, I’m cynical and questioning. But i just don’t see anything particularly controversial about what you’ve written.

    Cooling off period is from when one has *signed* the contract- not from when one has made the offer.

    markyMark, it is my opinion that you should only make offers on properties that you are willing to buy. Why make an offer and get a vendor’s hopes up if you are not going to buy it?

    Re gazumping, probably if word gets around that you are making offers with no intention to buy, then RE’s and vendors would happily gazump.

    Pisces,

    As for me, I can suffer from procrastination, but I find when I *have* to do something, that is a great motivator. For example, when I have a project to do at work, and it HAS to be done, then I just do it! But too many choices bring out the procrastinator in me :) I am better off when I have no choice. So, for example, some people are told to give up smoking or they will die. That might be the motivation they need to stop procrastinating. Some people need crisis to move them along. Others just have intrinsic motivation, but go figure, I act more under pressure.

    With regard to RE, I find I am more likely to act when I have to buy (as in paying too much tax etc) then when my finances are just moseying along.

    I am wondering how you’ve overcome your procrastination (seeing you said you had a lecture, it seems like you’ve overcome the particular problem). I know in previous posts, you’ve said procrastination was an issue for you. I’d be interested in knowing what you’ve done to alleviate the procrastination problem.

    Naaa- my bro beat my sis!

    So I got beaten by a 70 year old!! [cigar]

    Hence, I couldn’t have a cat fight with a girl, a boy, or even a mum!

    Thanks, Russ :) I’ll be getting a pro housepainter to paint for me. I wonder if anyone knows how much it might cost for paint plus labour? Start to finish, including cleaning walls etc.

    Thought I’d repost a reply I put elsewhere- seems this topic has come up under 3 separate headings in a few days.

    Derek and HousesOnly- I know what you mean about going for growth, but as I’ve stated, buying in a small place- if it’s the right kind of town- can have huge growth prospects.

    I said elsewhere:

    Depends on wehich properties one is buying into (re the original question). think Lorne, Vic; think Berry, NSW; or Bowral, NSW. They all have a population of a few hundred, but you would have NO problem getting a loan for them (might find it hard to get entry in those places though- they’re exxy).

    I just bought into a place with a few hundred people… BUT… it’s oceanfront, with national park behind it, and has one of the greatest natural structures Australia has. It’s a tourist destination basically, but with a solid population (albeit small) throughout the year. There are NO vacant rental houses there currently. And I don’t have to rely on abbatoirs/factory/mining industries to sustain it.

    If you are buying into an area with a small population, there are different ones- some are isolated country towns; some are untouched treasures. The place I am buying into had 700,000 visitors to it last year.

    So all small towns are different. Of course, EVERY place one buys into- whether it be an innercity area, a country town, or a coastal village- requires research.

    Rachel asked a question… you answered it in your way, and I answered it in mine. And why are you needing Rugby and Chan to “back you up”? They are my mates too, Scremin, so I doubt they’ll play little gang up games for your amusement.

    No need to be hostile if you answer a question and another person has a different perspective than yourself- you can handle it, can’t you “darlin”?

    And Bec did NOT come back as JenBec- that was someone else just fooling around. Bec isn’t as lame as that.

    Well, pocket, you did ask other people’s thoughts, even though you seem to have your mind set. If you were hoping for people to agree with you, then you have got what you were hoping for, mostly.

    Your initial post mentioned nothing of your extra costs, and just mentioned you wanting her to split her stamp duty rebate.
