kaloni- there’s 2 schools of thought on this- the “live on thin air because thick air costs money and you should be investing all your money into more IP’s” (aka the Anita Bell) philosophy… and the “what is money if it’s not to be enjoyed?” (aka the hedonist) philosophy. I subscribe strongly to the 2nd. 6 weeks holidays per year, just went to europse on the CG profits of an IP (first time overseas EVER, and all due to lovely RE- hehe). I go out whenever I want, eat out whenever I want, and don’t live to a budget. Irresponsible? Well, it depends on how you see life. As a hedonist, I see it as play time, and RE allows me to do that :o)

Yes, it’s amazing what some people can do… and what some people SAY they can do. Hang around long enough and you’ll see that things are not all they seem sometimes (oops- that’s mysterious!)
Cremin- there are those who still have some difficulties. Someone said they have a 90-100k income and still find it hard to lend, so some might make it seem easier than it actually is. To answer your question, for the many people on here that I have correspondence with, we all find property *exciting* but not necessarily *simple*. That’s my answer, I am sure others will tell you it’s as simple as getting up in the morning.
Again, with reference to finance… some wrappers on here have to borrow money from others to get the deposit together for the wrap; some pozz cashflow people still struggle to get finance (read Brenda Irwin’s article in API about how it isn’t easy to continually get finance); and yet others- with no jobs or part-time jobs say finance never has been or will be a problem. Go figure- in a forum such as this, you will get all manner of experiences and personalities. You just godda do what we’ve all had to do- work out what’s rot and what’s not.

Yes, there’s some crucial info we are missing out on about members:
Residential Address: this one is good for stalkers
Tax file numbers: good for financial stalkers and hackers
Criminal record history: Nice to know who the draudsters are :o)
Size: Are you long or wide?
Colour: What colour are you? (I’m green)
Starsign: (then you can understand where people are coming from, if you are into that sort of thing)
Religion: Always an interesting thing to know
Voting pattern: Left, right, or the really sexy ones- swingers
IP preferences: Houses, units, other
The list goes on and on! Any other things people would love to know about their fellow forum members, but were too afraid to ask?? hehe

Milly… I think the main gist of some of the posters who replied was a few things:
(1) not to speak in a nasty way about this woman who obviously has coping issues
(2) to do no harm to her by exploiting her apparent desperate situationI am not suggesting Russ, the author of the topic, was doing either of the above, and the spirit of the posting changed as it moved on.
Your message of “all you with such a profound social conscience offer her one of your rentals to live in”, implies that we are unable to be concerned about the situation of others. If we express concern, then we must have everyone living in our houses.
Many years ago, I worked with streetkids in sydney. I hope I worked with them compassionately, respectfully, and assisted them in improving their condition. I did not take them all home, and would have considered it improper to do so (indeed, I would have got the sack had I done so!)
There is nothing wrong with people expressing compassion about the situation of others. It’s a pity it annoys you so much that posters have responded in this way.

Luckyone, your story is why I used my example about my ex’s uncle loaning us money. He would have put all kinds of values, expectations and interest into our lives, that we didn;t want or need (that’s the kind of man he was).
When we borrow from a bank, they don’t resent us, they don’t suggest our relationship might break up. They don’t ask us for a ten-year financial plan… they just loan to us *objectively*. I blieve parents would give to kids because they love them- not for the parents to profit- and not to have some form of control over the kids’ lives. I reckon if a parent is going to loan money, they have to “act like a bank, but give like a parent.” If the daughter then makes a bad decision, you can’t harp on about it forever. Give freely, or not at all.

Yeah, i was being a bit flippant in my post. Leigh, if you want to know how many IP’s people have, just ask them every time they post. Seriously, sometimes people on here post and i wonder if they actually have IP’s or not. I’m too gutless to ask them, but you could if you’re brave :o)
Actually, some of the wisest people on here (in MY opinion only) have next to no IP’s. It just depends on what you’re looking for.

Check under the floor coverings. If there are any newspapers there, check the dates of the newspapers. I recently had a builder do this for me. I pulled out of the place- any house that has newspapers under the floors, is a bit too old for me.

Well, I wouldn’t buy in any of those places. Nor would i get a pre-nuptial relationship agreement. I have and will however, post links to inquiries when I choose to.

You may see it as brainwashing… I see it as my choice. I work in a well-paid profession, I enjoy my work, it utilises my skills etc. I didn’t do 4 University degrees, Acey, to sit on my bum. Some of us *like* to work. If you don’t, that’s all fine- make your choices. I make mine… see it as me being socialised and brainwashed if you will. But you might respect that some people actually *like* being doctors, lawyers, teachers, nurses, builders, gardeners.
I will work until I am 65. You are constantly referring to projects you are doing, and you run an internet site. If you call that “retirement”, go figure- I can accept your term. I didn’t recommend anything. I referred the author of the post to a RE in Broken Hill. I am interested in how you seem to want me to “just admit I am right”. Where does that come from? And what would I be “admitting” to? You wrote more than 10 paragraphs- am I admitting that “I was wrong and you were right in every word you said”? hehe. Come on Mini.
The point that I was making in my last post is that one person’s due diligence is another person’s dream-breaking negative naysayer attitude. (I love those terms by the way- I think they’re cute :o)
Sometimes I question things, and people’s RE choices, and sometimes you do. I like people to think about things, and so do you. I was really joking about hte negative naysayer thing, but trying to draw your attention to the thought that, when someone else critiques someone’s strategies or RE, then some* people on here howl them down as negative naysayers., when in fact, that person is merely trying to engage in discussion and provide different perspectives, and that what is good for the goose, ought be good for the gander. Now, I am not calling you a goose, nor even a gander. I am suggesting that we all engage in critique when we feel it is necessary. You have made your views on roken Hill clear, and I make my views clear about other things. Are we both negative naysayer doome and gloom merchants? Or are we both engaging in discussion from our own viewpoints?
Now, admit I am right! hehe! Problem is, you have to work out what you are admitting I am right about though :+P

See, Mini- this is what I mean about the negative naysayer stuff… Your response to Broken Hill is “eew”. well, others have bought up in queenstown, tasmania, or in other places all over australia too. I may not choose to buy a house in one particular area, but then, might not buy one in the North Shore either (sorry Rugs *mwah*) for my own reasons.
Half the people on here are saying they can’t find CF+ in Australia. I was just saying, yes, they exist, and Broken Hill is one area where they do so.
I’m surprised that you, as a buyer of super cheap properties that some people would never dream of purchasing, would have an issue with other people buying cheap properties. Why is someone a “dream breaker” when they question your choice of purchases, and yet you can happily “eew” another person’s choices? I am not sure I understand that. I know that you’ll respond with the “mono-industry” aspect, and yes, I understand that… but it’s the principle I am thinking of, where you get annoyed at other people (including your family) not supporting your cheap properties, and yet you call people who might choose to buy in Broken Hill “desperate”… because I know you’d hate it if someone on here called you that.

As another “exit strategy” from work, you might also think about getting your redundancy payments negotiated to a worthwhile amount. That in itself, is a form of insurance, and can tide you over until your next choice of work. It’s a nice way to get up a few immediate deposits too if yer lucky!

I am not sure what “free rides” and “hand outs” have to do with parenthood. You are using terms that the government uses, and yet you are her father.
When my former gf and I were financing our second IP, we needed some extra dough to finance it- I think it was 10k at the time. She decided *not* to ask her uncle (her closest relative in Australia) to assist us, even though he was willing to, because she felt there would always be some sort of obligation there- some kind of attitude that he might have, because he had assisted us. She said she wanted to go with a bank because the banks would have no particular interest in our finances, whereas her uncle would have an interest in our new IP that she felt was uncomfortable for her.
In using the above example, I am only referring to your term of “handout” and “free ride”- they have negative connotations.
Why would your daughter’s siblings have any resentment towards their father for giving to one of his children? Why would they resent their own sister if she received some assistance from her father? I don’t see anything wrong with your daughter for not having made the decisions her siblings have made.
I guess this is one of theproblems of doing finances with families- all kinds of guilt and resentment can arise. I wponder would it be worth it for your daughter to receive your assistance if the consequences are all about expectation, and she receives resentment from others for doing so.

You can do a rental review after 6 months of a lease- sure you can. Re your fear of the tenant doing a runner… well, maybe you shouldn’t get that particular tenant in if you fear they are going to nick off before the lease is up! That’s what Landlord’s Protection Insurance is for- to cover such situations.
As far as outdoing the Privacy Act by inserting a clause such as “Mother’s address” so you can hunt them down when they do their expected runner… forget it. Landlords are unable to undertake such surveillance. You’ll have to go through the usual channels such as the Tribunal if something goes wrong.
I hope you’re checking past references before you have this tenant sign a lease.
