Well, Terry, this seems to make sense. If someone has an income of 15k, and declares an income of 60k to get a loan, wouldn’t it be kind of fraudulent? I guess the only way to ensure compliance is to tell people the income they say they get will be taxed.

There’s about 18 articles written about this if people are interested in checking out the issues. What I think is that Rene told everyone how sick he was so he didn’t have to go to jail. His illnesses have been well-documented by psychiatrists etc. So he was saying he was too sick to go to jail, but not too sick to go to work… That was his mistake- sophie’s choice. Had he said he was well, he would have had to go to jail, but he could have kept his licence to trade. But one can’t have everything.
I can’t say I’m too sick to go to work, but I am well enough to go to the pub.

I’ve played around that website, and it seems you get the following:
* phone calls- the are about mentoring, networking, motivation etc.
* a couple of books and a spreadsheet
* 10 CD’s from one of the world’s most “Successful Real Estate Investors”. This person is unnamed on the website.
* Weekends away where you pay for your own accommodation, travel and food.Have I missed anything, Traci-Lee?

One has to buy the cheapest houses, pretty much, to positive gear, and not all of us want the cheapest house in the cheapest street in the cheapest town.
So for those of us who don’t buy the above, we pay more, and hope that the yield is as good as we can get.
I negative gear because I can’t get 10% yield on the places I want. Offest gearing means you buy the cheap high yielders, and the more exxy lower yielders. I doubt it’s much of a choice, and more of a reality.
What say you all? hehe. Oh, now don’t be like that… tell me what you REALLY think!

As with everything, UG, it’s a matter of caveat emptor. It doesn’t matter who’s been associated with whom, I reckon- it’s a matter of how people operate in their own right.

Can one be one’s own hero? Probably… it’s called a narcissist. From dictionary.com:
1. Excessive love or admiration of oneself. See Synonyms at conceit.
2. A psychological condition characterized by self-preoccupation, lack of empathy, and unconscious deficits in self-esteem.
3. Erotic pleasure derived from contemplation or admiration of one’s own body or self, especially as a fixation on or a regression to an infantile stage of development.
4. The attribute of the human psyche charactized by admiration of oneself but within normal limits.
_____________I just think everyone has faults and favours. I guess, for me, it’s the difference between liking the work someone does… and wanting to be that person. So I can read a guru book, and think, “good point”, but it doesn’t put me in awe of the person.
“Good” people do “bad” things, and “bad” people do good things…
Whether someone is a good writer, lover, sportsperson, cook, joke-teller, listener, mountain-climber… I dunno… i just see people as having different skills, and skills are valued differently in society.
I also think some people *seek* to be a hero… I am thinking of those RE seminar gurus who say things like “Look, I don’t have to be here- usually, I get paid $2000 an hour, but I am here because I’ve made a commitment to helping people blah blah…” Basically, someone can tell me what a hero they are, but you can’t command respect- one only gets it if deserved, not because people say how rich, beautiful, or smart they are. I think people talk themselves up when they are insecure.
But i must say I think Ian Thorpe’s done well :o)) I have been thinking though, that he’s lucky to have been in the 400 metre event at all though, given his disastrous fall :o( I wonder if that other young fella could have won that event if he had have taken his own position in that race.

As a tenant, there’s something that’s really important to me- and it’s something that landlords seem to sometimes cross the line with. It’ll cost you nothing to do, and it won;t take any of your time- in fact, it will free up your time. That’s giving your tenants *privacy* All tenants have the right to “quiet enjoyment” of their premises, under the Residential Tenancies Act, and that means landlords can’t snoop around the premises every 5 minutes. Some tenants are not aware of their rights, and I think a respectful landlord will make sure they know the rights of tenants, and they let tenants know them too.
Sometimes the best things in life are free, but they also create a world of difference to our tenants. My RE comes to my place once a year for an inspection. Apart from that, it’s my home, and I don’t want snoopies.

I dunno if the book would need to say “How to make a Million on $45k or less.” I think that’s limiting. I dunno what the MAP participants earn, but the average income in Australia is about 45k. I still think if someone can make a million (I have to say net) on an oncome of 80k, they’re still doing ok. For me, I think it’s embarrassing to know the incomes or finances of people. I certainly wouldn’t be asking it.
