Dunno about the technicalities of lateness etc… but it’s always a good idea to get to know your tenant’s situation.
I have a very lenient perspective about rentals. Basically, I think noone wants to become homeless by being evicted, and the tenant will try to catch up ASAP. Sometimes people lose their jobs or something else happens- significant, lifechanging things- that might mean a little flexibility is warranted. Most tenants who are not psycho’s will want to have their bills up to date- just like we all do ) I don’t know many that deliberately rip off a landlord so they can be evicted and move from house to house- that would be a bit of a crazy way for them to live!
My PM always lets me know what’s happening with tenants- and if there’s a problem, I just discuss it with the PM, and we work out the boundaries around it.
It’s a good idea not to be too “rent reliant” in paying your mortgage. My tenants’ rents are just extras- the mortgage comes out of my bank account and their rent goes into the mortgage too. Hence, if there’s a problem with tenants, I am not gonna lose the shirt off my back. Always good not to get into hock too deeply- because if the slightest thing goes wrong, the plan falls to pieces.
I always find it amazing how people call doing foreclosure deals and wrapping as “helping” people. I always thought “helping” was doing something selflessly. If we wanna “help” people with RE- we should pay them fair value for a foreclosure, and not up the price and interest rate for a wrap. That’s “helping”.
Anything else is just really about your own profit-making. I just wish people would say they are about profit- which i could find more palatable- than discussing how charitable they are.
It’s funny too how all this “helping” involves the disadvantaged. I’d prefer an equal bargaining position personally.
I guess tha because you own the forum, you tend to be seen as setting the agenda- it’s hard to be equal to someone that owns the forum. It’s like we are tenants and you are the landlord. And some of us are probably more like squatters )
I think it’s great if we are all equal- yay for equality and different opinions! I think it’s really good if we can speak our minds and not be called “tyrekickers” or “negative” or whatever. Most of the people I see posting here are not negative, and I think we all need the freedom to speak our minds- in the appropriate way- about things that matter to us
By taking the $7000 out, I presume you mean the govt removing it. As Mel said, the grant is for first home buyers. I tend to think the interest rise was about slowing investor’s spending and cooling the housing market down for us mob than it is to slow down first homebuyers.
Whilst the Reserve Bank was very cautious about suggesting the rise was about the housing market… basically Aussies are in debt up the wazoo, and housing is the most expensive product we buy. The housing market has gone crazy, and we probably needed to slow down a bit.
As for first home buyers- because RE is now so expensive in capital cities- and presumably because we don’t want every young person to leave capital cities to live regionally or in the country so they can afford a home, the first homebuyers grant is probably used less and less noew, because first homebuyers can barely afford to get into the city RE markets.
We (investors) need to slow down, but first homebuyers need their opportunity (the $7000) to get their foot in the door.
It sounds as if you have a number of pressures on you. You obviously love your family a heap- they’re lucky to have you :o)) I understand that responsibility stuff. I just hope you’ll be able to relax at some point and feel your goals have been reached before you kark it!
Matt, why I love my work so much is that I’m able to be myself there. I write papers and policies and deconstruct things, and I am able to be free. That’s what I seek in life- freedom- and I think we can get that in a variety of ways.
I wonder sometimes if we become slaves to our properties! We move from being slaves to work, to being slaves to IP’s? Waddya think?
Sadly, I think you’ll have to live out those fantasies elsewhere- you’re my property friends- my mind would be dreaming about depreciation allowances, tax returns, etc etc. I respect you too much to hurt you []

It would be sad if Moderators weren’t able to hold differing perspectives. Indeed, their posts wouldn’t be worth reading if they slavishly held to one perspective, and if they disagreed about some matter, they felt compelled to be silent because they had been given a book.
If becoming a Moderator meant losing the privilege of having one’s own mind, presumably many of the Moderators on here wouldn’t trade their freedom and independence of thought for whatever the alternative is.
As a discussion forum, it’s the ideas on here that some of us crave. Few people would crave the constant repetition of a bunch of Stepford Wives.

Hellfire is a fetish/bdsm club. People go there, wear fetish gear- latex, leather, pvc, corsets- whatever. Fetish gear is no big deal these days- watch Rage or a music show, and most of the bands will be wearing something black and shiny wearing black at the club- if people have no fetish gear- is mandatory. You wouldn’t want to stick out like a sore thumb there. and given that it’s a fetish scene, it creates a particular environment.
It’s a community club- for people involved in the fetish/bdsm scene. It used to be a club for general members of society to just come and stare at people, but now it’s more of a community thing- for people who are interested in, or involved in, the fetish scene- not just for people who want to gawk at anything different. New people need to enter there with a bit of humility- and respect others who might be different than yourself
I love it- i’ve been hanging out in the fetish scene for about 5 years- yay! It’s all good, old-fashioned fun
It was the same situation for the people who advertised to give away 10 free blocks of land in a rural community (as shown on ACA or whatever). To apply, you had to send $20 to be considered…
Now how many people would like to get some free land? Heaps! how many people might apply? 500? that’s $10,000! how much would ten blocks of rural land cost? Probably not 10K! So the offer of “free land” actually becomes a moneyspinner for the promoters.

I didn’t mean to pick on Broken Hill- many’s the time I have trawled through every house in BH on the net. I think it looks like a great place- a bit hot though [:X] (That smiley is me looking sunburnt).
I used BH as an example- it does seem, as Rugby said- that really the only pozz properties now exist in mining towns. so it’s hardly the panacea for all our desires. All one has to do is look at cessnock (think it was there) where the mine exploded and shut down a few weeks ago- sheesh- what happens if you bought there and were depending on the mine for tenancy?
If it works for you Mike, I’m happy for you “Affordable” is a much better strategy than buying an exxy OTP, in my mind!
