    Karan,

    In a property crash, you should “duck and cover”. That was the advice given by the American govt about if a nuclear bomb was dropped, and it still holds true today!

    Also- in a property crash- trick is to not hget in over your head. If people are worried about their situation, sell, sell SELLLL!!!!!! (panic is a good thing) ;)

    hehe Chan- well, that was easy ;O)

    there is a meeting room about a cafe called The Green Iguana in Newtown. They only ask that each participants spends $5. Which is the price of a of a cofee and biscuit etc. You could meet there- but i am not an expert on venues- that’s the only place i know of :)

    ChanDollars- Hellfire isn’t even on this weekend. But how many times do i have to tell you guys? A bunch of vanilla property investors (vanilla meaning not into bdsm) can’t go along to a fetish club and gawk *sigh*

    Hellfire is a nighclub with music. It’s not a venue for a bunch of people who think it’s all funny to go to- or are you just trying to fire me up, hmmm?

    Well, Aussies come from a more critical perspective than, for example, americans might. Hence the “weapons of mass destruction” war…

    ryanmel- no offence taken :o) I merely think it’s funny when people suggest that folks who watch/read the media are herdish.

    When i was teaching, I suggested to students that they might watch SBS and ABC and offered some other media sources, as many of the students only accessed mainstream media, and therefore often got only one perspective about various things.

    I guess my point was that it’s a bit of a cliche to suggest the media is a lot of rubbish. If one approaches everything they read- including on here- with a critical mind, then one will always be safe from gurus and gods. It’s those that believe everything they hear who are likely to become cult-followers. but what can one do? I guess people just need to *believe* in something, and whatever is laid before them will become the new fad.

    hehe- you guys are funny :o) If you wanna find women, you need to hang on a knitting forum or something (an ironing board?) Property investing is still pretty much a guy thing.

    Anyway- aren’t a few of us meeting up for a drink this week? What am I? Chopped liver?

    I don’t know about creating “instant equity”. Property isn’t a cake mix.

    Generally, it takes a while to have CG (presuming this is what you mean by “equity” in this context).

    The property market hasn’t shut down entirely in Australia. Many pundits will suggest that there is still some heat, for example, left in the Qld property market- due to strong immigration trends etc. So you could still make a purchase in the Qld market and hope the market might lift a bit.

    I bought a property 6 months ago- paid full price for it. Two months later, I got it revalued and it had risen 28% on its purchase price. So that is equity- but it’s not like I’d sell it or anything. The other thing with equity is that prices might go down, so equity isn’t a fixed thing. Guess that’s the risky thing about buying through equity- you don;t wanna end up having negative equity- that could shut you down.

    There’s no magical formula, Nailwog- just buy well.

    You are so showing your age, Rugby! I used to have a lime spiders album- LP- hehe. And i saw PIL tyoo live once- dirty bunch of old ex-punks they were.

    i like H&C too- but their best song ever was their late one- throw your arms around me- *sigh* very nice.

    Props- why can;t you come on Thursday? And Rugby- why do you have to ask your wife? sheesh. am i the only bachelor-type around here??
