Elysium- not really much divergence in opinion- most of the replies felt that the agent was fair. And remember- sometimes we sell, and we want the agent to act for us then.
In the past, if i have asked about the seller’s circumstances, it was to find out if the vendor was struggling. If that was the case, I’d tend to haggle less. Sometimes it’s good to give a guy who’s down on his luck a break.
My colleague told me the other day that she and I make the prfect good cop bad cop team. She said she does all the “gently gently” stuff and comes out as the good guy, whereas I say all the things that have to be said! It’s not easy being a bad cop [8D]

Mel- i just do bike (40 mins), strength/weights (20 mins) and walking machine (20 mins). I killed off rowing, as it was a killer on my breathing (even before i took up smoking!). I only do execrcises that I enjoy, and knock off anything that makes me feel like I don’t wanna be there.

Yes, perhaps that is the case Felicity. One good thing about not being allowed to express opinions in the main forums though, is that we don’t have to hear over and over about how some people are “helping” people- that does become tiresome, as you’ve referred to- same thing over and over
Perhaps it’s also about this Opinionated Forum being almost at the bottom of the list.
Perhaps it’s also that, for those of us who believe in democracy, some have given up in putting their opinion. They’ve become disenfranchised, if you will.

Clothes, fitness, education, job… I’m talking about a lifestyle makeover. Nothing as unattractive as a person who doesn’t appear to care about themselves.
And as for listening, sure- it’s a great skill. I also like a woman to be a great conversationalist I like people who are amusing and confident.
I agree with you that people who lie are unattractive- but it’s quite easy to spot psycho’s My lie-dar is fairly acute.
Thanks for sharing :o) Actually, it sounds like a really sad story. You had everything- a home you loved, and a lifestyle. Isn’t it all about enjoying the life we have now? What about if, by the time you get all these CF+ houses, you are too old to enjoy it? What if you can never afford to buy your dream home again?

That’s some downsize- selling one’s own PPOR and buying up CF+ houses! Are you now renting? That is a drastic move in property! Would the new home you now live in- if you now have a PPOR- be comparable to the PPOR you sold?
I do none of that. I check everything on the internet. Info on population, social problems, tenancy vacancies, good and bad suburbs, industry information- existing and planned, maps of the town/city, flood information, climate, median incomes, ages, median prices and CG etc… all of this and more stuff can be found on the net. One site will lead to another or give me an idea of something else i need to look up.
In regional areas, you can ring up many independent RE agents and ask them what they think of an area. I have done this many times- if I’m serious about a place. I ask them about the asking price (if it’s worth it), the location etc etc etc. All RE agents I have spoken to have been great.
It would be a less successful strategy probably to ring up a sydney RE agent and say “what do you think of penrith/bondi” or whatever.
The rest is up to a good pest/building inspector, a good Property Manager and that’s about it- set and forget. My last two purchases were found on the internet and i didn’t see them until a few months aftewr purchase. It’s likely I’ll do this over and over- using ones legs is less and less necessary these days- particularly when one is busy with full-time work.
