    Hi,

    I signed up for Steve's course in the Perth seminar and I have the file and it is pretty in depth. I definately think it is worth while especially since you get a cert IV in business afterwards. He offers the course in a payment plan if you cant pay it all upfront, that's what I did. The course starts in Dec so i can keep you updated to how it is, but I think it will be great. Also, it is only half an hour a day 6 days a week, so I'm either going to get up half an hour earlier in the morning or do half an hour when I get home so it's not really that much effort. :)

    Yes it can definatelt give you s0ome assurance, because when the RCD's are installed if there are any issues with the wiring it will keep tripping the power. Also my partner said when contractors put the RCD's in because they are providing their certificate of safety they need to make sure it is all good otherwise it can bite them in the bum!

    My partner doesn't contract out so I'm not too sure on prices, i would estimate though it would be a few thousand dollars, it's quite a bit of work.

    Hi MrsC,
    Yes it was in Perth and I used Resicert. They check the plumbing/electrcial to the best of their ability as they are not electricians or plumbers, but I am lucky that my partner is an electrician so we planned to re-wire the whole house after we bought it (the wiring is about 100 years old!).
    We also put a clause saying 'Subject to a building inspection", I think that's all we wrote so we decided if it was in good enough condition or not.<br /:)” title=”>:)” class=”bbcode_smiley” />

    Hi MrsC,

    I have bought two old home and each time I have got a building inspections. There are lots of companies that do this specifically for people buying houses and they check the plumbing, wiring, stumps etc. They cost about $500 but are definately worth the money. Our last one was really good, they gave a full report with photos of anything dodgy.

    Hi,
    We have only been renting our IP out for the last 5 months and are alrady sick of our PM!
    The hot water system was dodgy in the house so we asked the PM to get 2 quotes to replace it, we recived one within a day with the manager saying 'I'll email through the second one when I receive it".

    Well two weeks later I get an email from her with a forwarded email from the unhappy tenant who had had cold water for the past two days, and asked us to hurry up and make our minds up and why we hadn't got it fixed! So I very nicely told her we were still waiting for the second quote and she didnt beleive me until I forwarded her the last email she sent me! She finally got the other quote and admitted she was in the wrong, but the tenants had a very bad impression of us and they had cold water!

    Also, at the very start we had a change of PM without being informed which we didn't like too much.

    TayloredProperty – I think it's great you have are getting property investors opinions, I think you will make a good PM with all this on board!

    How about turning the bathroom into an ensuite for the front bedroom, enclosing the living room to make a  bedroom, opening the kitchen/dining and back bedroom and making the laundry and area behind the kitchen into a bathroom and laundry.
    This way you will have two large bedrooms and one smaller one as well as two bathrooms and the living area will be facing the north. You could even put some nice french doors from the back of the house (where the back bedroom east window is) and extend the pergola around to it.

    This will take a bit of work though……if you were just changing the kitchen I would suggest pulling out the cupboards that are next to the oven and putting a big 90cm freestanding oven in the middle of that area, with some new tiles it could look quite modern. To keep the cost down keep the sink where it is and put the cupbaords around the other wall, and a big island bench/breakfast bar in the middle would creat somewhere to sit as well as more bench space to work.

    Well I think I'm well and truely there. I'm 21, bought my first house at 19 and money is definately more important than partying! Hopefully I can be somewhere near Nathan in 4 years :)
    Catalyst – the strategy is to sell after a few years to make lump sum gains to pay off our PPOR and also to buy more properties. We would probably not sell all of our properties after a few years it would all depend on how they are doing. Our main goal at the moment is to make money out of renovating so we can live mortgage free (for our PPOR) and then after we would look to holding properties for longer to live off the rent.

    We have decided to do what we did with our first house. Buy/renovate/hold and then use the equity to buy more and sell after a year or two. Hopefully it works out!

    Thanks for everyones comments. Our strategy was always to get another property before the end of the year, we have been looking at apartments in the inner city area, and yet again another one I wanted went under offer! I think the inner city areas are doing all right at the moment and I also think that sellers are accepting low (market price) offers.
    We live in Guildford and the house next door is for sale they have had it up a couple of months now and just this last weekend have had quite a few people through, but that might be because the agent didnt open the house at the same time as the footy as he has been doing the last few weeks!
    Would love to hear of anyone elses experiences over the next few weeks
