    For me, this would be the loudest signal telling me it’s a scam. The most obvious. Knock the purchaser back without any remorse, you’ll find an honest buyer.

    These are the books I’ve read, and they’ve helped me a lot. I’ll put them in order of MY preference, buy everyone get something different from them.

    1. Caught between two worlds – Scott Russell Hill
    2. The Celestine Prophecy – James Redfield
    3. Way of the Peaceful Warrior – Dan Millman
    4. The Magic of Thinking Big – David Schwartz
    5. I’m Not Really Here – Tim Allen (The Toolman)
    6. The Path of Transformation – Shakti Gawain

    I’ve read pleanty more, some very strange ones too, but I found these worked for me.

    Just a personal thought, each of us is already a spiritual being, and some on the path wear their teachings like a new jacket to show off. Beware these people. Your journey is yours and yours alone and the map of your way is within, trust that, never an outside source. Listen to advice, but trust the wisdom of your heart.

    Hi everyone,

    I’ve had a lot of problems in the past with virus’ and spyware/adware etc and now have gotten rid of it all (although ad/spy ware does keep trying to come back).

    the programs I use are

    1. Spybot Search and Destroy.
    2. Ad-Aware
    3. Spyware Blaster

    Spyware Blaster runs silently in the background and stops ad/spy ware without you noticing, allowing you to do the tasks you want to do. I believe Norton Antivirus mistakes this program for a virus for some reason, I’m not sure – I use McAfee without any problems.

    Also, there is a very good website with small but very good tools to protect your PC. the site is

    This guy actually finds problems before microsoft does, and I use his programs myself.

    p.s. Virus scanners remove a virus/worm/trojan only. They don’t remove spyware or Adware and vice versa. So just because your virus scanner doesn’t say it found these programs doesn’t mean you ain’t got ’em.

    He’s Dolf de Roos, one of Robert Kiyosaki’s advisors. He had a book out under the Rich Dad Advisor series called “Real Estate Riches”.

    Yes the present value is $93K, but we have an independant valuation stating a value of $125K. I believe we would have to refinance to access this equity, yes?

    Does the $26k become part of the investment loan or is it still part of the PPOR loan. What effect does it take as far as tax goes.

    Thanks everyone for responding, the advice is great. I’ve read Steve’s book and Rita is about 1/2 way through.

    Marc1 – the property is in QLD, and we’re thinking of offering $90k – maybe 85.

    Kay Henry – thanks, good advice. Our comfort level is that we know that we’ll make mistakes and probably lose a fair bit of money at some time. That’s ok with us. We just want to get started but still do the right thing.

    Gref F – I agree it would be a good learning experience, thanks. And we’ll definately keep looking.

    A lot of very good advice there, thanks everyone. I had to read through them twice just to remember what was posted [:)].

    Sooshie, I agree with you. It can only be a fantasy unless action is taken (we all know that, don’t we). My fiance and I are buying our 1st home now and are looking forward to getting started. I just have one more question about financing.

    I’ve read in a lot of the books I’ve got that you can STRUCTURE finance but can’t get my head around it (I’m just a casino games dealer, you know, money isn’t real [;)]).

    What works for investing? (as opposed to own home)

    I agree with Battz71. I too got hooked on real estate investing after reading Dolf de Roos’s book “Real Estate Riches” which defines in my humble view the basic reason why real estate is better than shares.
