    Hi Monopoly,

    Glad you said it. I was going to keep writing about fear/limitations etc, but I had to rein myself in as I usually go on about these things to the point of boring people. I also had gardening to do lol, now it’s too hot so I’m back here.

    Truer words have never been spoken (about relationships at least). I know people who actively go out looking for love to consistantly be disappointed. People should stop looking for what the EGO wants and let the heart and soul decide.

    As Robert Kiyosaki says, it’s a lack of financial education. Schools should be (or are starting to) teach it.

    Personally, my wife and I have decided it’s up to us to teach our kids this as I don’t believe the schools will do that great a job of it. It’s our responsibility. Might teach them about life too [grin].

    Thanks for the link Monopoly, interesting read, and am now more convinced he’s on some crusade against wrapping.

    Before I got into RE investing I went to a Neil Jenman seminar in Brisbane. He was talking about Real Estate agents at the time with attacks on auctions. He even gave everyone at the seminar a free showbag with his latest book (at the time) “Real Estate Mistakes”.

    The book and the seminar opened my eyes to the possibility of dodgy going-ons with real estate agents and the like, and I am grateful for that. Yet like a lot of people who discover they have a little power, they want more and believe they can attack anything even if they don’t fully understand.

    My main point is this, and may have been expressed by others as well:

    If Mr Jenman is so righteous, why can he not humble himself for two minutes and view wrapping from all perspectives. Wrapping is a TOOL. A hammer is a TOOL. A knife is a TOOL. People can kill with a hammer or knife and it’s the PERSON using it that defines it. Not the tool itself. If Jenman opens his eyes a little wider he’ll see that there are a lot of people using this tool to the better.

    Unfortunately on this forum, we only seem to be preaching to the converted.

    Again, this is only my opinion.

    Hi all,

    We are from Ipswich, 40 mins SW of Brisbane. We have our PPoR and 1 IP here and an IP unit in Cairns.

    Your point is mute, as it has always been the way to pay the government to register, although do don’t have to go anywhere. The celebrant or person conducting the marriage does that for you (or so it was in our case). This is just a formality anyway and absolutely nothing to do with two peoples love or commitment to each other.

    The problem today, IMHO, is that fewer people are strong enough to make a relationship work. It’s too easy to quit just because it gets too damn hard. Personally, I feel bad for those people because they’ll find themselves older, still trying to find someone.

    These days, no-one is willing to give themselves to another person. It’s all take take take.

    That is part of my opinion.

    Hi guys,

    Congrats to all…it’s great to see marriage kicking strong in a time where morals are not at their highest.

    Rita and I just made the three month mark on the 8th. Been together 3 years now and survived a very rocky 18 months or so. But it just gets better the more you work at it.

    Hi ashrick,

    We used Walker Pender, located in the Ipswich City Square (Level 2, above Gaye’s hairdresser). We are happy with their services.

    As far as PM’s go, we are yet to find a good one in Ippy. Let us know if you find a good one.

    Hi guys

    Thanks for all your replies. By the way Mortgage Advisor, I made a mistake – we have not been refunded for the application fees they’ve charged.

    We also have another drama with ING.

    They have incorrectly debited the repayments from the wrong account for our recent purchase (10/12/2004). We are trying to solve this matter at present by obtaining from them a copy of the Direct Debit form that we filled out. It took a week for them to send a copy, which was the wrong one dated from our first property in Feburary 2004. [agro3]

    We are getting out of ING as soon as we can, thay are hopeless.

    P.S. Just a thought – Is it illegal for a bank to withdraw funds from an account that hasn’t been authorised in writing? Even if that account had been used by another loan by the same bank?

    i.e. Do they have the right to do this if they’ve lost the direct debit form? Can they just say “Well we’ll just use the other one we got.”?

    Hi Yasna,

    Thanks for your reply, yes the property is in Qld and it doesnt seem to be a high vacancy rate as the agent keeps telling me that the properties are renting left right and centre.

    We have just dropped the rent down by $10 and there is nothing needed to be done on the property, its neat, tidy and ready to be moved into. We have signed all the pages of the contract, so could we still go to other agents??

    Hi,

    you just reminded me. We had the same deal with the application fee and valuation fee. Because we were already customers they said no application fee, then the loan contract came and it had the fee on it. They refunded it after a few choice words, along with the valuation fee.

    Hi byronent,

    The first one we did ourselves, as in no solicitor, broker – nothing. We applied for the loan ourselves and since it was my dad who was the vendor, we just did a title transfer, etc. Rita’s sister does settlments so she did ours for us.

    The second one we went through The Law Office, and the third with a local group. Also used a different broker 2nd and 3rd time.

    I am probably just missing something, but just started investing this year and still uncertain.
