    Synthetic lawn would deter me from purchasing that property over another unless I had the time and money to rip it up and replace it with something natural.  I've seen it in a house for sale and thought it looked really stupid.  Especially at a time where global warming is such an issue, many people are becoming more green/eco/environmentally aware and may be put off by plastic lawn in lieu of oxygen producing plants.

    My friend has it on his rooftop – top quality stuff, cost him six grand about 10 years ago.  Suppose it's OK for that application except that he has parties up there so no one is allowed to smoke because you can't butt your cigs out on the synthetic without burning holes in it.  Needless to say, theres always someone who'll smoke anyway and now the 'lawn' has quite a few cigarette burns in it and looks quite crappy.

    There are a few waterwise lawn alternatives eg creeping thyme, dichondra, lippia, dymondia, corsican mint and creeping boobialla.  They are also fairly maintenance free.

    You might like to check out ‘noagentproperty.com.au’ . Haven’t used it to sell but browse it now and then. Costs about $450 to advertise online until sold.

    Hi Jaclift,

    If the Strata Manager is also the selling agent he is essentially looking after the interests of his client so I would not rely on verbal conversations should disputes arise out of ommitted information.

    Sometimes Body Corporates have insufficient funds in the kitty to cover an impending project (such as major plumbing overhall or external facelift etc) in which case they may extract a lump sum from each owner to cover expenses. Something you would probably want to be informed about.

    Being in Perth (ditto) you’ll probably want to put in an offer yesterday so if you can’t view the notes, perhaps you can put a clause into the offer (similar to ‘subject to white ant inspection’) along the lines of ‘ …subject to viewing and acceptance of Strata Notes..’ (Don’t quote me on that wording.)

    Bear in mind that the less complicated the offer, the more likely you are to win the contract if there are several people making an offer.
