I’m also curious about england, but more in the mid north. My aunt is in the room who lives in dorset area sw of london but was saying that the houses are cheaper up in the midnorth. Whats the unemployment like up there and also, showing my ignorant aussie side, what major cities and industries up in that region? if you want to email me about this my email is [email protected]

    Thanks

I am currently unemployed but still looking for work as a means of earning some money so i can put more into investments assumign its not an apprenticeship or trainee ship that involves a byo wage! just put in for seasonal fire crew member today, bring on the money and great work locations! That said if i can earn enough from investments to spend time on the things that i love ( ie music, youth work and the carlton football club[ who should be premiers next year, go blues]) then i would be happy to not have to deal with a bully boss again! there is something positive to be said about working because you want to, not because you have to!

I’m also studying real estate representative
Just making note of the fact that there are so many IT people on this forum…Lots of boredom + unlimited internet access? [:)]

    Canuck,

Just looking in the Echuca local paper and although are few bargain basement price houses there are only 3 houses and 4 units in the rental listings. There are a couple of big things such as a new dept store and a large stainless steel factory happening before end of year and some other large stores (bunnings harvey norman super stores ) rumoured to be coming in the next 5 years.

_ a years experience as a real estate rep ( also known as a sub agent)
    – and a c4 in real estate business studies or a ba of business specialising in real estate through RMIT.

I have no idea how to go about starting an investment property from scratch (eg buiding flats ,units, town houses) what kind of initial outlay is required? ALso what is the average price of x commission homes in orange and wagga and how bad a rep do the commission areas have?

As another newbie i may as well ask another newbie type question!
What would you class as a fair return? do you mean profit after maitenance and mortgage an other misc costs or taken out?

    quote:

    Gidday there,

    11 second rule

Take the rent and divide by two, then multiply by 1000 and this is an indication of what the purchase price should be to give you a fair return.

Take into consideration the area and other circumstances when assessing a property.

    Good luck,,

    Amit,
IF the mines are shutting down and theres no major industry taking its place id b careful because cobar could wind up been a ghost town in 15 years. That said Cobar wouldn’t be the only place with cheap houses in NSW. Although i went to denyliquin to look 4 houses and work on monday and wasn’t impressed. im in echuca moama, and everything is at tourist resort prices down here (overinflated!)

    No Cash,

I bought my house in ararat (which is now for sale any takers?) in 2001 and was an apprentice still in my first three months probation but couldnt get a loan. When i lost my job and was on unemployment benifets i got the loan no probs through HOMEPATH ( I think the address is http://www.homepath.com.au ) because the dole gave me a steady income. that said the house with homebuyeras grant because i lived in it for a bit was only $24k. Your luck might vary depending on amount on loan and how long the loan is for.
    Hope this helps.

    Hi Muppet

Seeing as u appear to be the resident NZ brain ( westan may c this as an oxymoron![:)][:D][:)]) What towns north or south island are good for semi decent homes under 60k? I’m a small time investor soon to have have 30k-40k to throw around and the kiwi market seems to be so much better than the aussies!
