    Dad told me abou that day, and i can see why everyone is agro at im, but in his defence he has givin me some helpful advice which werent dodgy one linrs. I wasn’t having a go at you, just making a gen observation.

    Can people stop whinging about other people?
    we are mature adults around here so stop complaining people! There will be nothing to complain about until an interstate team wins the grand inal again ( or collingwood or essendon…. bad year all round!)

    I must say that as a frustrated musician that thinks that radio in general sucks, i have being blessed by not hearing it every 30mins! I have heard it once in a record store ( ithought i would check ot all the fuss) and am quite glad that i havent heard it again! touch wood!

    Another thing that i failed to mention is that with luck i should have 6-7k to use as a deposit for the loan, but im not sure how much easier this will make getting the loan. I am also looking at investing in nz, what are the hances of getting a nodoc loan thru a nz bank using my aus home as an asset?

    Charlie,

    Following rodc’s advice(thanks mate!) i got on the internet and looked up a town in nz. most city councils around the civilised world ( obviously excluding the savage isles such as tasmania etc etc etc [:P]) have there own websites that have bountiful amounts of information. gotta love the internet!

    How about instead of everyone arguing about the little irrelevant bits and pieces of the book ( which unfortunately i haven’t had the opportunity to read) people figure out that the purpose of this forum is to help and assist each other in their quests to be financially independant. Steve’s method wont work for everyone because of differences in house markets but everyone can use bits and pieces of everyones information and a whole lot of steves book if the reviews i have read are accurate to help there own plans for financial independance. Goodluck to everyone with their investing fun and games!
    Because i haven’t been able to read the book can some1 give me a quick overview of WRAPS?

    Yeah i know what you mean! maybe under our individual profiles they show us what we’ve been answering. I find that i look for replies to questions but cant remember what topic it was a part of! Speaking of not been able to find things, iknow this is a topic but i cant find it so how does the star system work?

    I’ve spent the last 2 years living with relatives and friends throughout victoria and now live with my gp’s but would like my own property to live in as well. because im living with my gps and pay minimal rent ( compared with what i charge as a landlord) it makes it easier costs wise to save (except for what some may call a lack of discipline and the ongoing cost of a girlfriend that doesn’t think maccas is a romantic dinner![}:)][;)][:)]!!!) But if you can buy a house to live in under market value and refinance to at least get a deposit for an ip you should be rite to do both! look for houses that are undergoing brankruptsy sales or are part of a deceased estate for bargains!     i dont know, i said the place was going to be a ghost town in 15 years if things dont pick up, am i 15 years topo optomistic?[:)] You never know, the ABC could make another tv series circa SEACHANGE based in cobar and turn it into a holiday vila like barwon heads…….but then again maybe not!!!![:D][}:)][:D]

    I reckon that if your buying anything and you can get it cheaper than the rrp or market value by negotiating a lower first bid then kudos to you! you would get more cg by buying a house for 5k under valuation price then selling it 5 years on for 30k more! i dont know if thats too basic to work ( although it is hopefully in the process of working for me! ) or whether i`m being naive but that waas my 2cents worth!

    a property recently (in the last week) sold for $110k ish with an expected rent of 140-160 p/w. at current there are a few houseas 4 auction with a reserve of approx 130k. theres a couple that i cant afford that mite be in your price bracket that are coming up soon but i dont think i can say the address over the forum. email me on [email protected] and i’ll send you some details. everynow and then a renovators delight comes along for 80k+, But i want that 1 ![:D]
