    Thanks for your info CWCCWC,

    I lived in Darwin for a few years, that’s when we brought up there. We have a rental house in Nightcliff near foreshore R2 land. I am really interested in growth over the long term and have found Darwin to be alittle slow in that area.(Have other IP’s interstate that have boomed) However, with the gas plant and railroad etc things are starting to heat up. We too have had alot of short term tenants but have always managed to rent the house quickly.

    I watch the local papers via: NEWS.com.au, NT News link. Often has stories of interest re housing and gas deal etc.

    CWCCWC,

    Where about in Darwin are your current IP’s. I am watching with interest what the local market is doing, what is your view on the outlook?

    Hi Cookie,

    We used a buyers agent in qld. He got us a property, market value $600,000 for $470,000. How? the property was on the market 18 months prior for $470,000 and didn’t sell, the o/s owner did not know the market had moved and when he recieved a fax offering him the $470,000 he took it. We did not inspect the property as we are interstate but did spend alot of time on the internet to get a feel for prices.

    There were no costs to us for using the buyers agent, he wrote into the contract that he got 50% of the sales commission.

    This was about 20 months ago and the place is now worth about $850,000!.

    DHA, in the ACT anyway, sell propertis above the market value, up to 8% more, so you pay for the long lease. I would be careful.

    I think it depends on where the property is. We have property in warmer states, one with and one without a pool. We got about $40 less rent a week for the one with no pool compaired to a rental in the same street with pool.

    I brought a house in Nightcliff (to live in) anyway we ended up moving a short time after and have had it rented ever since. Paid $220,000 in 1996, tried to sell in 2001 but changed our mind when only got offered $265,000. Anyway, since then, with the railroad and Gas deals it has jumped to about $320,000. NT News say prices could rise about 24% in 3 years so now I am happy to hold, after all it’s a good renter, near the foreshore and city.

    It is always really hard to get good feedback on what the market is doing in the NT!.
