We used a buyers agent in qld. He got us a property, market value $600,000 for $470,000. How? the property was on the market 18 months prior for $470,000 and didn’t sell, the o/s owner did not know the market had moved and when he recieved a fax offering him the $470,000 he took it. DHA, in the ACT anyway, sell propertis above the market value, up to 8% more, so you pay for the long lease. I would be careful.

I think it depends on where the property is. We have property in warmer states, one with and one without a pool. We got about $40 less rent a week for the one with no pool compaired to a rental in the same street with pool.

I brought a house in Nightcliff (to live in) anyway we ended up moving a short time after and have had it rented ever since. Paid $220,000 in 1996, tried to sell in 2001 but changed our mind when only got offered $265,000. Anyway, since then, with the railroad and Gas deals it has jumped to about $320,000.
