I would asses the damages if any that couldn’t be cleaned up in a day or two. You loose two weeks rent, if she’s out and you look for a new tenant. Not a rebel that’s going to drink with all her friends and run muck and not care about the house.
And basically dodge going to court, I imagine with this type of person, it doesn’t matter if you go to court, she still doesn’t have to pay it if she doesn’t want to. And she’s already demonstrated an anti towards the system by not paying you the rent, once on breach.
Most importantly find out how much damage, it seems it’s only unsightly damage such as a mess and bottles and things, if it’s not much, I would count your loses. Move on to a better tenant.
Get out of Brisbane and go for a drive in the Country, unfortunately this is what you might have to do. Or look for smaller cashflow properties such as a single unit, flat or bungalow. There just ideas!
It’s just my opinion, but I feel I don’t know much about the city, I’m more country rural areas. But based on what I’ve heard capital cities increases the changes of finding a +CF properties, to next to none, very hard to find.

No my mate silly bugger, it was a strange story because he had never bought a home before and just wanted to buy his own home, but the way he was thinking (because I know him really well he’s a life time mate) he thought he had to get into a house and away from his parents to impress and ‘get’ a girlfriend. But he actaully wouldn’t go to his new home most of the time, hence he just sold it [biggrin]. But it was funny because I hadn’t known he had sold it and visited him ‘about’ three months later. And here he was with a brand new second hand ute and new studio recording equipment and a few new things [biggrin], back in his parents home [exhappy]!!
He said he’d spent about 20 thousand so far. With a total of $45,000 when he sold the house.
Here I was sitting there thinking shame shame, esp with all this investor knowledge going on in my head. But then again that just what he wanted and the way things worked out so I was just happy with his success. But he done it all without really knowing the powers that be that was at work and what was going on in the market at the time.
I guess not that dis-simular to a lot of other people buying a home around that time. milly

I tend to think that most stats sites on the internet can’t be beleived unless there credible places like the government statistic buro. Generally the info on real estate site is way out of date and also most places i have seen the question i ask them is how often do you update the site and i say is it one month or two months(though this may be for just properties for sale) it indicates how they run the other things as well. And generally as a whole they dont update for a months or two. Some say every day but i tend not to beleive them. But if you actauly ask the person at the counter they should be able to show you the list of tenants they have and how many vaccantcies will be in the list of vaccancies they have advertised to rent at the moment. So if they have 100 rentals and 6 rental on the market advertised to rent out (so therefore there vaccant) then you will know they (that office) has a vacantcy rate currently of 6 %. That’s all a vaccantcy rate is. So this is what you need to find out, preferably in person and you actauly see the paper work that demonstrates this rather then word of mouth. It’s something that varying all the time though.

l’l tell ya a little story about re-stumping. In general figures. A mate bought a house for 27k on the 7,000 FHOG and on a pension, the reason why probably he got it cheaper then the average duck was because it needed re-stumping, because there was a swamp nearby with a trickle of a river running thru it. He had intended to do up the house slowly and re-stump it ect, but he probably put 4,000 into it and two years later late 2003 solf it for 75k Woooow what happened, well in that time three things happened, the property boom was on and happening, two). The Hamilton areas had released info of the big Mineral mines coming and Three) For rob in his area the council had annouced a major project to restore the swamp , into a huge eco park for birds and playgrounds! I know that had all the benifits of capital gains in times mentioned. But that’s a story about a house that needed re-stumping. But never got re-stumped.

I was amazed at Current Affair they had some visual mind tricks, and I got them nearly all wrong. There is so much the mind misses, that if you were aware you would be amazed.
Are you aware that you (everyone with normal eye vission in one eye, has a blind spot. That can completely block out a cross or a car! The object blocks out more in size as the distant is more, a twenty cent coin at 30cm and a car at 40-50 metres.
Don’t beleive me do you, those that don’t will be amazed!!
