    Current Affair did a segment on Petrol Stations and most the people running them we’re running them at very little profit margins or breaking even or losing money, while trying to keep there customers and praying that the petrol prices go down again.

    From an observation consummer piont of view, i recently seen a service station that i beleive was the cheapest in Australia, 99c in a climate where prices are reaching for $110. This was an Indeppendent Service Station, they go buy the abbreiviated ISS i think? And are franchise or a chain i imagine.

    If that’s anything to go by, i would buy my petrol there.

    Just a few thoughts!

    Sonya, To my knowledge there not part of the agentcy in Griffith, Griffith that’s the drug capital of Australia (least was?) your bound to find a doppey agent there. Alony joking. It’s a Stockdale agent that said about the budget.

    He said “whats wrong with the rent return…ALL the properties in this town a positive geared….the rents greater than the interest on the loan so its positive geared”…..HUH ????

    LOL the experiences you can get in really can be funny.

    If the agent thinks i’m a time waster, then he’s entitled to think that. Maybee i go into agentcies to waste the time of day sometimes, but it’s all directed at learning, staying in toach and a common goal, to purchase and buy and deal with Real Estate. So an agent considering that i am a time water is pulling the wool over his eyes, and wouldn’t be to his best benifit to do that.

    It was a serious inquiry on behalf of someone who wants to buy a family home.

    This is so true. I don’t know how many agentcies don’t seem to know about investing. They seem to approach you with confidence, then when they know your an investor they sort of stop and it seems that because they know your an investor they just stop and expect you to know everything.

    The most common answer i get from a real estate agentcies when asking about any positively geared properties in the area, is, “they are hard to find”.

    Would the agent perhaps mean that the house is still to be designed, and that it is up to the buyer whether he/she wants a standard/basic interior design, or a more fancy one.

    That’s curtainly viable, though he didn’t say that that was the reason for saying it deppends on your budget?

    I should take it as a challenge i suppose and work out how much i think it’s worth. With out investigating to much i would estimate between $240,000 and $290,000. I had a look at the plan and it will be a fairly big brick house with all the trimmings and in a nice residential cresent. Ducted heating, biult in walk in double carport jioned to the house, open plan. And it’s going ahead to be biult so they must know what the design will eventually consist of.

    Well that’s right, i doubt he’s doing that. So he has to be really thinking i will wait for someone to offer X amount and if it’s good (which may be really over market value) he will say “Yes” that good we’ll sell it at that.

    I guess i could say to him, Ok, you tell me how much it is and i will tell you weather i can budget for it or not.

    It was a bit funny, i haven’t actaully heard of a RE agent saying it deppends on your budget but it’s the first time I’ve asked about buying one ‘of the plan’. Aside from that i said to him if you know of any positive cash flow properies, i would be interested in knowing.

    Then i got out in the car and realized he does not even know my phone number or any way of contacting me [biggrin]. So he has no way of contacting me.

    What sort of real estate agent tells you it deppends on your budget and then doesn’t take your phone number (shake my head).

    Yeah, i can see what you mean buy looking at the money because a house yielding 14% and anther house yielding 14% may be giving you two differant cashflows one might be $20 +CF and the other might be $60 +CF because the house is more expensive and the rent higher. So the amount of money you may be making is higher but the yield may be the same as the lesser property.

    I seen a property the other day for 35,000 (but sold for 30,000) and would probably rent for $70 a week, but was a bit to far out back N.S.W.

    I might put a little thing in my calculator that shows the yield. That could serve as a learning thing!!

    Since a lot of people who might like to come might not be able to, for whatever reasons. And or if I’ve just noticed the seats are full up.

    Would the speech be able to be recorded some way (since it’s FREE)? Then send the CD to me and I will stream it thru a web site. So that every one can listen to ‘The art of Investing” speech, thru there computer speakers at home!

    I’m offering to do this for free. All i need to be done is to send me a copy of the CD and I can set up the streaming of the media within half and hour.

    Thanks for that. Now I know how to calc the yield.

    Ok, if a house was worth 100,000 and the rent was 100. The Yield would be 5.2%. And actaully any house that has a rent amount the same as the first three property buying price figures, will be 5.2% Yield.

    In terms of a Positive Cash Flow property I know that a house 100,000 and rent of $100 would be way in the negative of around -18% CoCR or -$80 a week in expenses – lose.

    Ok so I know how to calculate the yield. Now why calculate the yield? What is it about a yield that tells you about a property?

    Hi Paul,
    No these is nothing like that here, though it makes sence for living in a town area or region to have the towers same as a mobile phone.

    I want to be able to travel Australia and just use Internet anywhere, if it’s not too much to ask. Might as well kill two burs with the one stone since i want it to eventually travel The Murray via houseboat and travel as well. So to solve all problems, might as well get something dymanic and viable to travel and use.

    Wireless sounds perfect for ‘in town’ set ups.

    As far as what i want? it will happen. Actauly it’s already happening, i’ve just got to find the right price :).

    I’d do anything to dodge Telstra.

    Some of the smaller companies, which i haven’t heard of many, only the one you’ve just told me, usaully will be cheaper. (that’s been the case with ISP providers for the normal 56K in the past)The Battlers as i call them who are just starting up often offer better deals in anything.

    This would be great http://www.newsat.com.au/mobile_at_sea.asp it’s still a big installation cost though. nearly $3,000 up front! Suppose it’s ok if you can afford it, straight up. But $76 a month once running is good, on average i ussaully use 560MB a month. Don’t know why they don’t just give unlimited.

    I wish Austar would start up a 2 way satilite, i was hoping they would use the satilite that’s already in use, like the one on peoples roofs. They do have Internet services but not two-way sat. Then this would be cheap installation and free a lot of the times (esp if already have an dish on your roof). Anyway something will happen, the competition will bring the prices down and the demand as well i suppose as it grows.

    “LapTop died” That’s a real bugger, I know what the lose is like, i put my trust in an installer one day and comleptly deleted all my work ( I never fully recovered from that.

    If your LapTop died that seems pretty quick , what brand was it, maybee it was just your screen and you can tranfee the harddrive over two another one. But that’s a question for the techy’s, I’m not sure.

    Ohh well good this you had most your stuf backed up. Yead that’s one of the reasons I have yahoo.com email because it can be web based email. There is a service which is pretty cheap $20 a year and you can also download all your email down to Outlook express.

    Opps I gotto go the libariar is kicking me out of the libary.

    I think units are good provided they are reasonable quality, and that you buy the whole lot of them on the block. I think people are more and more turning to units to rent because of the high cost of living. And also there is a lot of single mums and ideed smaller families with one child or two children and they can live in a unit.

    For example my father has done well with a block of units, there ex government elderly brick units and five of, there nice inside biult in robes plastered walls. And he has a demand renting them in a 400 population country town, renting them all year round.

    I think both two three bedroom common houses or complete blocks of units are alright. Go for it.

    But buy the whole block of units though, Hey! Wether it be one two three or fifty three [biggrin].

    Caro, you’ve done wraps for years.

    Have you ever sold a house back to someone for the same market price, but only making money on the interest increase?

    As far as that wrapper goes, good, he or she should have been hammered for it! The mark up price was just way to high and unfair and unreasonable. The actauly mark up price may have been ok if it was a 200k house but a 27k house and nearly doubling in price. That is wrong. Good on the judge, good decision.

    Yeah, but that doesn’t allow you to travel and use the laptop in a car, it’s for a boat that I’m aiming to use it in.

    I have had a local call from anywhere in Australia for ages now, dodo.com.au do 56K dial up anywhere in Australia for the cost of a local call. I’ve had it connected to three different houses at once and used it when ever I’m at those houses and in a motel room ( when I had a LapTop before GF stole it).

    I just found out over the weekend that BigPond have a Two-Way Satalite service, which means you don’t have to have a phone line at all, so no mobiles, no phone line, no nothing, just the set up for the satalite. But its a bit expensive $130 a month for 64k and 300MB download +18c extra per MB(that’s the min plan). I would go way over that limit instantly. And the set up cost is fairly high to, 24 month plan. But this is the sort of system I won’t.

    And I think this is the sort of system people will go for eventually, because more and more [the only reason for people to have a regular phone line is] to be able to connect to the internet. More and more regular phone users are using mobiles for there normal phone calls.

    So Two-Way Sat is the go! Now that I know what it is, i will search around for other places that have better deals.

    I think the city Serviced Appartments are different scope and arrena to the country ones! I haven’t really heard of many in the country , so i can’t speak of much!

    I hope to go down and see how this guy is going, hopefully soon. They should be biult now; he said it was going to take three weeks until he got started and it’s about 8 weeks since i last spoke to him , so they might be finished.

    About his situation:

    I calculated the cost of it in a worst case senario and he would still come out in front (CF+) if he has to just rent them at the regular rental price and that including 6 weeks vaccancy. It’s in a good town where getting them rented won’t be a problem.

    The serviced appartment bit is to get the top dollar or ‘The cream of the crop’. But if worst comes to worst he could just rent it on a weekly or monthly basis. That’s what i like about the idea, because he’s biult or biulding it cheap, he can rent it for Positive Cashflow anyway.

    So his risk of doing it this way is minimal. Looking forward to going down and seeing him and getting all the details to see the update on where he’s up to!!

    I don’t know, I don’t like it.

    But don’t think I’m just being negative here, I really liked the cover of 0-130 properties it was brilliant.

    I’m with Yack on this one, what the people started with will be wether or not it’s inpirational for me.

    And i know if people know this and it is a common income or even lower, then it will make more people pick it up off the shelves.

    Blue and Green should never be seen :).
