Can you recommend any books on developing such as what you are doing? Particularly anywhere out in larger regional towns, which is what I’m interested in learning about. Or do you think the same ways can be applied out the country regional towns?
And would you like to share us some info about how you we’re able to do your very first development deal? How did you go about getting the finance? How much did you start with?

Harvey Bay just down not far from Bundy was declared the fastest growing town in Autsralia only a few months ago. It’s no wander Virgin Blue and Quantus have unfolded Airports there.
Bundaberg itself is alright. You’ll need to be creative to get cashflow.

Maybe this calculator might be handy for you, in the situation your in and what your about to do. It calculates a ‘Reno Scenario’ from a numbers piont of view.
I would try to estimate how much each section of work is going to cost and write this up in a detailed plan and feasability study of the numbers first.

This spreedsheet thing, what i would suggest and i don’t know how it could be done because there is different senario’s. But to factor in tax. This is the bit i want to sort out, how much can be saved on tax? selling after 12 months etc and how much can be saved in other areas of tax during the process. One of the taxes that stands out that could be included is the 50% CGT if the property is sold within 12 months of purchasing? Or maybee it could just include some text explaining the tax in different senario’s??

The meeting is on at The North Progress Hall Bundaberg on this Saturday 2nd of April 2005. North Bundaberg over the old bridge, road curves a quick left then right, at the Aussie Hotel and along Queen Street is the North Progress Hall on the right, just past the round about.
I’ve booked the hall for 7PM till 12AM there will be chairs and tables. I might charge a small fee towards the hire of the hall, which is a total of sixty dollars.
The time set gives time for anyone to have tea before they go and to travel on Saturday when they might not be working.
So far there is ten that i estimate will turn up , i know of 6 locals. Well be talking about land and house removals, renovations and +CF creative opportunities.

The state I’m negotiating in is, Queensland!
As far as I know from what the agent says, it’s 1% stamp duty payable my me and also the nominee is payable to another 1% on changing it over to there name. In this case 1% on the 120k this information was from the agents solicitor. And but the agent was still reluctant to let me sign a contract.
I really just want to tie the property up for enough time to secure a money partner. Which I have a few interested parties, but there just not quiet there yet.
I’ve done a lot of research on the property and still don’t see any reason why it wouldn’t work to Reno and resell instantly in one month. And or to put it straight back on the market. Because it seems way undervalued and also the details to a marriage split up are a bit ugly. I think the house is selling cheap because of this reason.
There is only to downfalls to the property one is that it’s a two bedroom, and the other is it’s on the north side of town.
But I justify this by a shopping centre being built in the next six months!

I currently have found another potential deal that could be put together. However the agent is saying i can not sign an offer on the property for a nominee, unless i am pre-pared to pay the 1% stamp duty fee, upon changing the contract over into a nominee’s hands.
The property had a contract on it last time and it is now on the market again. How can I tie the property up in my name until i find a suitable money partner for this good potential profit making renovation?
I am in liaison with a few different Investors from my end, but need more time to organize the ‘money partners’.
Can you give me some advice as to what offer to submit and or what to ask and negotiate with the agent, and or what clause to put in?
How can i word the contract and so that the stamp duty , payable by me, can be taken out of the profit’s at the end result?
I’m aware of one right now that’s for sale for $25,000 thousand. Will require another $30,000 to make it viable, if it goes ahead? But I can’t tell you to much about it. Because my Dad’s looking at buying it!
