    Isn’t it criminal to look at peoples letters in there letter box?

    I would reconnect a phone in the property each time you begin a new renovation and go with a provider that does not charge you to reconnect.

    Then use a 56k dodo.com.au connection capped at 24.90c a month for unlimited downloads.

    This is all I have ever used. Unless in net cafe’s or something but the norm for what I use when at home is phone line and dial up.

    I organize my main big downloads through a downloads manager program and any big ones download through the night.

    Other then that the internet is mainly for reading and 56 is plenty fast enough for that.

    Sorry to indicate that it is $15 for 400k shares. I made two mistakes.

    One – I assumed it was $15 for any transaction and was not aware of the percentage rise for higher transactions because i had only traded in $15 trades and smaller amounts.

    Second mistake – Only was stating the Stamp Duty and not including the other BS. So Yes 27k is probably around the ballpark.

    How far is your Van from a McDodald’s store they had hotspots in a lot of stores and for 50 dollars you can get a wireless usb adaptor that will give you internet to LapTop or PC.

    Range is about 80-100 meters or you could buy a stronger booster the mobile bill is what i would find out about.

    If you know the niebours have internet you can get what’s a thing that send internet to your Van for little costs this would be the best way. Ask your niebours if they are interested in sharing and offer them half there net bill.

    I am going to be setting this up myself for LapTop in coming weeks so I can let you knowe how I went.

    Windows and sliding doors we’re installed [in two units] through last week and a small…but enough size….dark wood stained deck, was layed down in under the Veranda.

    Nine plain wood doors arrived and the sparkies went through and put all the wiring switches and light pionts in.

    The plaster arrived.

    For those interested in carpentry, we have been informed that the Certificate II Pre-ab if not not six month of an apprenticeship but is a full year of an apprenticeship. These changes have apparently only just came into effect. This means that only three further years is required if one wants to become a qualified builder after doing the 16 week pre-ab successfully.

    This was great news.

    I would say the average is about $20,000 and less a few grand in most 400k cases.

    Also I would not pay more then $15 for the transaction to purchase $400,000 worth of shares. Therefor another $15 to sell them.

    Ask for a ‘Letter of Consent’ from the owner of the property so that you the prospective buyer can have a read through and study the council file on the property. This can tell you many things and save you lot’s of time.

    What I would add is if the area around the property needs curb and channel if it is developed who pays for it? This involves making a pavement, a curb and channel and laying asphalt to meet the side of the curb and the existing road and putting in driveway access to the property. If it needs to be done then you need to check who will pay for it and if it is you, at how much of an expense is it going to be?

    I recently thoroughly researched a few programs for drawing and designing property plans etc and would not go past this one.

    There are a lot of different products here that go right down to some very basic ones and you’re sure to find one that suits your needs. And they are also compatible with their other products if you later want to update to a better one. For import file support and other features etc.

    Also a healthy forum, which you will inevitably need to ask questions on, to other fellow user, which is very handy.

    When trying these products there are a few things I look for. The simple things are if the help files are actually easy to understand and helpful. A lot of them are not, then the ease of use in functionality and then what the quality of the picture it makes is.

    Chief Architect exceeded my expectations it’s just a great program and well setout for the layman to understand.

    I still need to go through and learn lot’s more in this program and looking forward to progressively learning it over time and when I get more time.

    Depending on how advanced you want to get this offers it all and starting from the very basic’s for people that may not know a lot about it.

    Also trials and demo’s for free.

    I was very impressed with this product after having used a lot of different programs for lot’s of different purposes over the last few years.

    Though you may be looking for a simple free one for just one application?

    I aggree, I would allow a good three to four months.

    Since you say your getting experts then I would expect it to be done in less then three months. But three months seems reasonable to say.

    Quiet an extensive Reno you are doing there.

    I don’t beleive you are entitled to a government assistance if you are working. Sorry but for a grand and 16 weeks training I think you well and truely would get your money’s worth.

    Ok update:

    I’m a bit bored but here goes it’s beginning to be a bit of a drag the excitements gone or is it the weather? I’m looking forward to doing something different in relation to Reno, development, investing etc.

    Started doing the roof construction over the last couple of days and because of the new OH&S and laws all work areas where working above 2 meters must have a scaffold. This means all houses being built practically although you do not see many houses being constructed that actually use these scaffolds around the perimeter of the building it is going to be cracked down on soon more. In simple terms this means that a scaffold must be installed around the perimeter of the building. For an investor developer this adds more costs to your quote. As the builder may hire a sub contractor to come in and install the scaffolding and then take it away once finished with it and or the builder may have them and may take about a day to install. So in the name of safety this is costing everyone more all round. But I must say it is a much better way to work on the house so would probably result in more quality workmanship in the industry in general. Just a bit of an added pain to set up that builders to date are still mostly shying away from. But soon once a few people receive a couple of hefty fines it will probably catch on slowly.

    We will probably not see these transportable units through to completion! Carpentry wise yeah, but not till there finished to a turnkey. I found out that they are going to a local caravan park in Shepparton, Victoria, each are constructed and finished ready to transport for $40,000 and rent for $95 a night (plus other rates) so I imagine the owner/caretaker of the caravan park making a tidy profit. Though I don’t know all the details as far as running a caravan park but on the face of it,..with these transportable units…,seems to be fairly profitable. Mainly just going by the price they’re getting them built for and the quality they are and the price they will rent for. Even with a number of vacancies it will probably do well.

    Just a bit about the roof: it is a Cathedral roof that will be exposed in the front dining living and kitchen area and the remaining back area will be like normal plaster roof.

    Also if anyone else has some specific needs for a calculator I can make one up for them.

    I want to add onother one in there which does convertions to metric for house block sizes as that always confuses me.

    The eleven second solution was (rent*1000/2).

    I ended up making my own solution by taking the formula and changing it. It did not seem to make sence to me so I did it the short way and just used (rent*500). It’s so easy, when you look at a property that is for rent you just times the rent by 500, can do it on your phone or anywhere and you instantly have a number for an anwser. If the price of the property is about that then it’s in the ball park for positive cashflow you can then turn around and say ok let’s look into the creative options to make it as PC as you can make it.

    Then calculation into it the occupancy rate when you want to know if a bit more detail i.e (Rent * %Occupied * 500). Another thing you could do and it only just occured to me this is, each week you think it will be vaccant just take 9.6 off the 500.

    So if you think the property will be vaccant for 1 week for the entire year you go (Rent*(500-9.6)) and for two week vaccant (Rent*(500-19.2). etc just take 9.6 off 500 for each week vaccant.

    I don’t know why on earth it was done the long way? Unless there is some accountancy rule that it must be timesed and then divide by two.

    An introductory chapter is at his site to read for FREE ‘Click Here’. That will give you a feel of weather or not you want to read the book.
