    Apparently a lot of farmer is living below the poverty line.

    The market is oversupplied and that seems to me because some other smaller farms have being effected by the drought have been able to be overtaken by larger companies buying in and planting great acreage of grapes.

    One theory that I thought was clever is how they can put the grape to sleep for a year or so maybe it’s longer, but this might just put a blanket on the problem.

    It’s these larger companies coming in and buying out other areas of farming and turning them in grape growing districts that is making the oversupply. Plus they are getting a fair slice of resale’s because their running cheaper because larger etc and the savings past down.

    Lot of farmers is under contract and even though they got grapes on the vine can’t sell them to anyone else. So there thinking put the vine in a dormant state for a year and the grape preserves on the vine then.

    I’m only generalising on what local’s tell me though.

    Another one I’m thinking of if getting a slab! Is work in a deal with the local concrete suppliers to pay them for the slab poured after the sale of the property and this would defer a big up front payment. Maybee offer them a little extra few hundred come payment time (but that worked into the deal contract) just to get the deal across the line sweeten it a bit for em.

    Seems you know quiet a lot about it! The finance and diplomatic side of it confuses me a bit.

    I was fascinated with what they’re going to do with the grapes.

    My cooking years tell that you serve up “red wine” with “red meat” , and white wine with white meat.

    I have not tried lobster but just quietly in the next couple weeks they be on the bite again. Don’t want to disturb the mothers carrying eggs A.T.M. Then might drop down to the bank and see if I can catch me a bit of local cuisine

    Then might get to try my first lobster. I believe your referring to the Murray Fresh Water Cray.

    Yep got to be carefull with what you say.

    No – None of the above – Probably an observer if anything but just gossiping and interested in what the locals have told me about the local grape arguments and the repercussions going on in the industry.

    And to see what others think of how thier going to solve it and what thier opinions are!

    Does this help as an investor I guess it could but I have none or don’t envisage investing in anything to do with grape.

    Might invest in a good bottle of wine.

    But just have an interest and want to learn about whats going on in the community that I’m visiting.

    Feed them to the cows – then a baaaaaaa! sign. Isn’t that sheep.

    The cows would walk around drunk though, I bet they like em though.

    Maybee they give them to the Aboriginal race amounst us and they get them as land rights sounds fair to me, then they could experiment with making some nice wines flaggons for us to sample.

    This block was on two titles, side by side, only the one house very run down needs re-stumping would not out rule white ants and other unknown problems. I didn’t look through it.

    What would it mean as far as cost goes with two titles. As far as I’m concerned it would be suitable site for two small units and start building one out the back while still renting the existing house out the front.

    Then slot a tenant in finished one at the back while selling and knocking down the old house. There would be nothing to selvage from the house this is a ratty house and ready to fall down.

    I checked with council and done a few small run around.

    Then five minutes after I done all this we got word that vendor has refinanced and action cancelled.

    He done those 12 hours before the action, so he done that in the nick of time.

    What’s your take on what might have been suitable for this site? This is assuming you picked it up for 70-80k as the agent says. I know the agent would have been saying low amounts to get people to auction and build that auction spirit up, but still if got for that.

    This infuriates me.

    It is the poorest functionality of a forum I have ever frequented.

    Unfortunately we all have to continue to endure this cheap quality and structure of a forum.

    I get to the point when I am so sick and tired of it that I actually leave the forum and could not be bothered posting and don’t a lot of times because of it.

    Fancy running a forum and not having the forumites have the functionality in front of them to be able to login for any length of time, it’s preposterous.

    I think you have answered it for Mortgage Hunter.

    Thanks for your replies; you guys are knowledge and strength to the forum.
    Which brings me some more curious questions because I’m interested.

    If we we’re subjective to this guy who is being forced to sell. Then if in this case if he had Mortgage Insurance he could claim, the insurance then covers what? the amount that he might owe?

    If he has none and chose not to pay can the morgagee then force the person into bank ruptcy does this then guarantee that the morgagee gets their money. Who pays it once bankruptcy is declared?

    Let’s play it like the person is trying to screw it for every way he can, as he’s now broke and destitute. As this way I can see all the downside risk.

    This is only for analytical purposes I’m not suggesting for a minute that this is what is happening to this vendor, as I know nothing about their reasons and their circumstances.

    Yep, provide more details of all the costs to hold per year.

    How much was payed for i? what was the deposit to purchase will it be vaccant ‘x’ amount of weeks a year.

    As many of the details as you can.

    Can’t make any kind of investment decision with the numbers given.

    From the Morgagee point of view if they make any profit how does that get distributed?

    The morgagee naturally and understandably need to get their money as secured and has an interest in the payout of the loan.

    In the contract clause is it common that the distressed vendor be relieved with any capital made on the sale if any. And or how is it sorted when no excess profit made so therefore a lose and the client still owing the morgagee after the sale and everything?

    If this is not generally the case is there steps to take when initially signing the finance contract from an Investors point of view, so that if this happens. Which inevitably does to some. That they are entitled to any extra profit after all expenses paid for in the exercise

    In any case – would you like to elaborate and perhaps point out what steps a naive prospective home buyer client should ensure in the mortgage contract to best equip them for this.

    It seems to me that signs like that will become more familiar in the preceding years.

    I might go to the auction for interest sake.

    I had a very lengthy and detailed chat with a home and land package promoter and found that it was very informative.

    I simply dropped into a display home which he had an office set up in what is normally the carport.

    It was very surprising the knowledge he new about the industry and the leads I gained.

    He didn’t just want to promote brand spanking new homes he talked a lot about different strategies and had a broad knowledge of what was happening in different towns across Australia because the company has offices in lot’s of towns.

    Was a good bloke, down to earth he amazed me and was right onto everything.

    Doesn’t mean every display home sales rep is good but this bloke was and he has gave me some contacts, which I think will be quiet useful leads.

    What we’re the curcumstances behind the child’s dead?

    What’s the full area that opens up when the two walls are knocked out?

    I like the idea more on putting a small wall or little room and moving the cupboard area to be on the back of that wall so the cupboard becomes part of the dining room. It would be an area where tenants will put crystals and things pictures, ornaments etc.

    All depends on cost of a new wall and doorway in your budget if going that way. So that then it would be the opened living area joining cupboard on wall and the laundry which utilizes the existing plumbing so that saves on costs.

    If taking to walls out there is going to be pine there anyway so should be able to use that to construct the new wall. And with taking down the two walls I’m guessing that there will be a spare door that could be used.

    My emotional thought is that I don’t like to envisage eating next to where cleaning clothes.

    I see what you’re thinking though it’s practical and might well work.
