I know I’m getting in dept and going into to some bizarre thoughts on the Morphine. It is sometimes like now, floating on a beautiful fluffy white cloud big comfortable pillows and a specially sent posturepeadic bed that slowly slight ocean roll ripples to slowly keep blood moving through my body to prevent any possible blood clots through the legs.
That might all sound good but you are so comfortable you are unsure who what you are floating on an unsecurity (that’s not a word but I just made it one) blanket up amongst the clouds, then the pain can start going through your leg and you get distressed and the leg can become dead and all numb and the nerves are fixing themselves while healing and your bussing out nurse come with Morphine.
Life’s not like it was when I was on the ground running enjoying life and having fun, I’m in another dimension.

I went through the nightmares of it I thought people we’re coming and taking me away when new arrival trolley’s were wheeling in about midnight with paramedic’s floating around my bed.

My God Redwing, I remember floating around by myself with some very dangerous stingers off the coast of Cairns on Fitzroy Island, Chopper was flying someone out of the water not far away from where I was Snorkeling, enjoying the coral & fish. I got out of the water quick after that, considering I did not know they we’re in there the whole 5 hours I was plodding about.
That’s what you would have needed Redwing a Chopper! Sorry to here about that, being left with no painkillers to stop the pain adequately it must have been very painful and probably more scary.

Jumped up into the air must have been about two foot and came down some ackward way…kind of twisting and landed with the leg exstanded straight and must have been enough pressure conbined with a not quiet natural position to land, the hip colapsed.

Yep, thier is not enough information around anywhere or in any of the books about specific’s of how to make ‘No Money Down’ deals. In Developments, CFP or whatever real estate transaction. Needs to be well explained senarios and realisticly possible.
And things such as Options so also ‘Low Money Down’ deals.
Agent tells me that I can source a property by knocking on doors from Joe Blow up the street that was not already listed on the market in an agentcy and then say to Jack I know where this property is give me ‘X’ amount and I will tell you where it is in Victoria.
They teach Drafters and Architects to be able to interpret charcoal rough drawings, so something that you can draw in pencil Biro or coloured pencil’s texture will suffice.
If your seeking drafter or architects professional work that you pay for, that is why you should not need to go out there and learn a drafting program. And they are aware that people might approach them this way (with rough drawings) and often do! Actually a good draftsperson should be able to include in a hour long consultation and sit down with you to draw you up a 3D Computerised Model of exactly what you want and how you want it to look. Then clicking a few buttons gives floor-plan views , side views, interior views you name it. I would recommend this way so that there is no confusion!

I could study that at home and I’m also looking at Drafting.
The Drafting is 12 months then you can work in an office prepare working drawings for builders etc. But I’m going to look into how it can be done part time study at home as I found you can do these quiet quick lot quicker then the Tafe pas.
Surveying does not interest me for a living but to do a coarse where you can do your own surveying for your own investments.
Where did you find out about the course and do they have a correspondance Residential Drafting Coarse there as well?
Well the 5th month was when I last posted here. It’s 10th months now! I only just received some photos of the project we built.
So anyone that was following this thread we are coming to a close I will put the Certificate up when I get it sent in the mail and that will be the end ‘my apologue’ in building a house.
Apart from being a bit of an uncomfortable thing to do there is not much to it. All a stump is a red gum stump usually sitting on a sole plate which is a bit of red gum again which the stump sits on in under the ground. It is a rectangle shaped flat bit of wood supposedly to prevent the stump from sinking. Or can be concrete. the floor joint that runs across and lies on the upright stump can sometimes be just simply jacked up at each stump and as I said a bit of flat wood placed between the stump and the joinst effectively holding the floor which in turn holds the house up level.
The stumps are the houses legs you have got a room with legs a little short because over time they have slowly sank into the ground is my guess.
I have never actually re-stumped just completely done them new from the start but you may be able to just jack the area up each stump at a time and put a peaces of wood under each stump ‘top’ until level, it will probably only be a few of them unleveled.
The problem might be that now that it is unleveled that it could for instance have cracked the brick wall that if it were brick or interior plaster so I would consider these things to sum up what costs involved.
I have a mate that bought a house needed stumping badly the kitchen and cupboards were on a slope but during the boom 2001-2003 it went from 27k to 75k and it never got re-stumped before it was sold.
But if it is not to hard to tackle then I myself would purchase and roll my sleeves up and give it a go it is not difficult to level the stump. Maybe just read up about it somewhere or ask a Chippy.
Do your research. If the stumps are rooted out then this is where it can be a pain and particularly if not much access under the house so then floor board need to come up and if ones rotted then most others probably might be unless there is water getting in one spot to rott the wood?
See lot’s of variable narrow it down to see weather it is worth it and then decide.
It’s hard to find any down to earth information on Trusts, which explains it in layman’s terms.
As far as I can see it’s a set of rules that apply to an investment and that says how much money you end up getting once the tax it taken. And asset protection if someone sues.
I know they get more complicated for companies and all sorts of situations but for the average Joe surely their is a way to explain it that someone buying a common property or doing a buy/Reno/sell refer to.
I don’t know why someone doesn’t have a web page for us all Investors that has as simple explanation for each one so if you buy a house and do a Reno then a unit trust will make you pay this much tax and trust b). Will make you pay that much tax.
Everyone talks about having to have one and but know one seems to be able to explain them well. I have searched everywhere myself.
It’s my favorite town in Australia so far, friendly open easy going laid back and down to earth people not stuck up, they say G’day to you in the street and will have a conversation with you. First experience of Bundaberg was in 2002 when stayed for a holiday for two weeks and loved the town like the feel of the town.
Then drove back up their and stayed for 12 months gone from their now but will go back again.
I think Bundy is a mix of creative blend of people because it’s touristy town their are backpackers coming and going all the time. The bad is the river isn’t very clean but Barbara is only 15 minutes to the nice beach coast and is the go to go to the beach. I seen Dolphins in the river and was told that their are sharks in the river so I didn’t swim in their again.
The main street is very nice and appealing because of the palms and the street layout it’s quiet charming. I think if you looking for land for your lifestyle forget weather it’s north or west, east, south but out the way where the new big shopping complex was built in recent years is good. Or if you want land where it runs out along the river into the winding hills where you could later build a house you will get a double whammy because you have the lifestyle of semi country couple kays to town and the shopping complex on the way in and Capital gain. As anything near water goes up well and that’s also where I seen a few land blocks being sold and building out that way.
The agent at coralrealty accross the road from the swimming pool was the best I found for practical knowledge about where to buy land and build he was doing his own investments and building himself and was right up with the pulse of where to build and what and how he was making money. I you don’t want to invest for money but hey you might as well try for both if you gunna live their anyway. He was actaully talking about the little town out the road on the coast then called (forget the name) not Bargara.
What made you think Bundaberg before you even been thier since your all the way over in Perth?
Oh, and when you get thier if you do you will meet this guy in the street his name is “Wesley”. Everybody knows Wesley.
Oh, and when your thier go and see the turtles come into the beach at night it is the most lovelyest of experiences you can ever do!
I say buy something. I just been to Mildura and spent two months thier and it seem pretty good. I wouldnt go for a new home though I would get something for 130k so bargain hard it’s true value would be 160k and be able to rent with a bungalow out the back for $280.
Very nice town love the town layout street etc regard it as one of the best in Australia that I have seen anyway. Very good liad back Country attitude.
I seen three +Cash flow properties when I was their.
Why wait two years if you have the money and can buy then get out their and track down a deal and buy it. Get one in an average area you don’t know when the grant will end so cash in on that as well.
If you buy a property up thier that does not attract Stamp Duty on then that is a bonus as well. All the Investors here will be saying how do you buy a property with not stamp duty on it. Well I know something you don’t know. Ouyen is not such a silly idea provided you can secure a perhaps long term tenant in a lease then it could be considered, like all things it deppend how well you do it that determines the success.
I did a full study of the town ( Mildura) and I found the vacancy rate to be 6.9%. Is this what others think?
