    But he has the option of selling the property at any time during the 2 years if it looks like he could make desired profit venturing into other deals.

    In regards to the sign on first impressions I wander the seriousness of it or if it's a practical joke or that it might be a wife bitter with a husband or something?

    Meatgroup can you still move into the house on any of the 365 days from settlement, and also rent it during that time and while living in the house? This is in regards to the Stamp Duty concession.

    I know that the ATO said you could rent rooms anytime or the entire property with the FHOG before and after moving into the property but you must move in for that six months sometime in the first year of ownership.

    It seems a bit odd that one is 6 months and one is 12 months.

    Yep, I was directly involved with the Ol' man buying a structurally sound 3br farmhouse, oh about 50k out the road from memory. 6k for house, 27k to deliver and the two parts of the houses joined together and new stumps. It was the windiest day the house arrived on the back of the truck I thought they would have picked a more normal day wind wise but they went ahead in the wind. About five workers in the team of deliverers they worked on the house to join it up and level it , re-stumped it and only took them about three days.

    Then me a dad and brother and whoever else came down to help went about the renovations over the next year or so at a slow steady pass, just mainly on weekends. Was mainly me and dad and brother.  The main key things we done were:

    Back porch section new second hand floor.
    New hot water cylinder stand and cylinder  outside of property.
    New second hand  double carport and concreted underneath.
    Interior wall paper peeled off (this was my job) and painting and plaster repairs throughout.
    New front door some new lights.
    Some electrical wiring replaced (by cousin electrician).
    Some plumbing fixed in kitchen.
    Bats put in roof.

    Overall roughly about 50k in cash used and price of house about 120k in todays market. Lot of hard work and a lot of hard yards. The block of land father had got few years earlier I don't know the exact story but comes with a larger block and he paid 1k for it, that's from knowing someone and 4 generations living in the same town! The population of this place is about 300-400 people.

    Very thorough research with the numbers there..that's impressive. I did not know about the new Mortgage relief how much is that going to amount to for say 200k property purchase?

    I don't know about that so I can't offer any help! I'm a great help ain't I.

    But what I can say is I have not been here for a few days or a week or so and yippee it remembers my log-in all my annoyance that I had with it doing the contrary for months on end with the other settings whatever they were until I left.

    So will probably stop winging & wining and frequent the forum a bit more again. I might be able to offer more helpful advice when i get familiar with how this new changes are working.

    I feel this thread has served well but it seems out of date now and not relevant I think it should sink to the bottom of the ocean.

    Another reason to is that it can not be edited the way it was, I can not edit it any further with the forums current formatting.

    A nice mod might drop it I think it's time that it is not a sticky any more! Thank you! I guess you will be the judge but I think it should not be cluttering the top area of the help forum no more!

    Welcome Madproperty.

    There sure is a lot going on out Ipswich way! I was recently out Springfield and there was a hive of development activity going on all over the hills. Developers, landscapers, earthworks, houses being built, I never seen so many workers working on developments. They we're scattered all throughout the hills amongst the trees.

    There is only one reason why I have not been frequenting this site. It was simply because I got that frustrated with continually having to login and login and login again and then when you post to login again. Continually a nagging thing that you have to logging it seemed a big time waster that got on my nerves eventually I spat the dummy and said I was not using the site again.

    I decided from just that alone that i was not going to visit this site again and have not much recently, I reluctantly left. Whenever at somersoft it always has you logged in and even after many days not using the site, then loading it or even when you type the address in the address bar and load somersoft.com again it automatically has you logged in and all systems go.

    I think generally people may have disappeared not because of a log in issue as i have but just a slowing of interest in real estate perhaps. Just guessing!

    This is upsetting news! I only just read this, I certainly feel emotional about it!

    Don't like to finally hear of where someone is to hear that they have died.

    He was a really good enthusiastic fella to have around I enjoyed his presence in the forum and the posts he made. I was hoping to meet him one day.

    Sadly missed SIS.

    It might be all well and good to by the property do it up and have no trouble with flood water, some houses even have experienced floods everyone of the floods that have gone through and it doesn’t damage the house.

    But try telling that to the Finance company when they look at the flood zoning. They will then say that to lend against the property (to buy it) you will need LMI. and you ask the LMI and then it gets difficult as a lot will not lend against a flood zoned house.

    So doing the house all up is well and good and seems though can work in some areas, often the houses are cheaper because of these problems. But it will be someone that has CASH to buy it so may limit the amount of people that can buy it because they will not get a lend with a normal 20% deposit IMHO.

    They are often in areas that only suit a rental and so may not attract a say family buyer in the future as well. But certainly can be good rentals and come close to +CF lot of the times.

    Carefully think it out though. They are problematic sometimes or most times which put most off but if you go in a do what 90% might not you can make money I thinks.

    I have looked at flood zoned houses, agent didnt know , said it was flood zone, then got to the Council to do checks, council compliments on how most people do not do these important checks. Then I found out it was the only house in the street that did not have the restrictions of every other one up the street. This discovered bonus bonuses :).

    Other then that you can meet a mentor on the street you don’t necessarily need to stipulate up front that you are looking for a mentor, as any kind of commitment from most scares people away but rather just develop a relationship that bond friendship as per normal any other person you might know then eventually break it to them that you consider that they are becoming your mentor, they will already be your mentor by then without them knowing. during this time there is no pressure on either person or when you for certain know that that is the mentor that you want then explain to them that that is what you are.

    Just hung around with people who are doing what you like and you will form friends acquaintances you must be with people you get along with and sometime people that are perhaps a bit different to what you are of think so therefore it challenges the way you think. If you are not an action taker and just want your hand held and I’m not suggesting you are but this is the biggest quality to provide your mentor.

    You might have 5 people you consider that know a lot more then you these you can consider as mentors. I consider anyone really that I identify as knowing and having experienced more in the field that I want to go in as a mentor, but really above all I have just one that I go to ask the shoots.

    It’s good that you are looking for one and coming forward to look for one. Always look for a mentor and good advice often it’s who you know and not what you know and that doesn’t cost a lot.

    You never know the next person you see in the street that you don’t even know it may be carrying the information that you need for him/her to be your mentor.

    One last thing; make phone calls and real life meetings where possible the ones that don’t and don’t be one of the 95% don’t. just forums are no good it’s got to go down to earth and into some realistic on group work and just chatting to normal human beings.

    Oh, and I’m quiet high on drugs in Hospital a.t.m but I hope I have been a help. Always look for a win/win with the mentor you are with always look for ways to reward your mentor so that they feel it is worth while for them :).

    No It’s hopeless, I don’t know how I’m Gunna find her so far?

    Was that dyslexia? Is that the problem that I hsve and you have recognized that I have it?

    What experience have you had with anyone other that that has this disability?
