So this is kind of like fully serviced appartments is it?
Have you went around to seek what is available in your own research. And what have you discovered as far as what's vaccant and what's not and what is the quality of what's curently available?
Hearing what locals say is fine but I would be doing my own 'realistic' research, before spending a lot of money setting up the accomodation. Maybe call taurist information centres away from the township itself that might be refering people to it. Or travel agentcies might know more direction about the needs or might give leads to go on.

That's right 'mug punters' that are prepared to have a go and learn, but putting a bet on with more education and reparation behind them has got to improve your chances of success and their is a good chance networking at the event might even gain some backing.
You could also spend lots of time on the internet and not know what BS to filter out!
On could argue as thier is grounds to not send your child to school to learn about a subject, it's horses for coarses.

Also I'm looking for a few informative documents that can be printed up and put on the wall in kitchen, bathroom, dining etc just that explains about saving on 'green energy' how to save on water usage and also general house rules, dish washing and general things management etc.
I don't want it to be a 'power trip' just notices of guidance on how to live in a shared accommodation! Anyone know of any or is using your own then I can access to print off?

Unlike yourself we have been in the forums for years now and built a rather similar reputation for accepting no advertisements and are quiet selective.Please, let me explain similarly about how we have come to become selective in advertisements. The reason for this is because it is better to safeguard investors interests and that reputation in this site is part of the reason people come here.
But that's not a hard and fast rule people earn trust in here to be able to advertise for curtain situations. Let me give you a big hint! It's all about building a reputation.
Though, please post more about the details…I'm interested to here more! As you posting in the forums more builds up a relationship with Investors that can only bring benefits to you in the longer run.
If I was a Moderator I would brief you on how posting 10 or 20 threads to build respect and credibility in the forum would be a better advantage for you and curtainly a better starting point. And putting any advertisements in the signature of your post is the generally accepted norm.
As a general member I would hope that you would do that so that I can continue to enjoy the forums rather then be wary of you that you might be just another spammer.I take my hat off to you. You need to be very careful with what subject to clause you use. Get a few second opinions on that. Also an extention of the settlement might be worth negotiating into it.
Again, I don't know if this deal is good or bad i'm just stating a few things here. I just had a deal where nothing was ready for settlement for the first three months and council has taken 5 months. Yours doesn't involve council plans etc but more time if needed up your sleeve is better.
OK, well what's your worst case senario risk here? How much time and money do you stand to loose here if you can not sell the property.
And good point about the 'get out clause' absolutely make sure you have a water proof one if you we're to go ahead with it!
I'm not sure…it's out of the range I focus on and or in a market i know nothing about. But when I read into the situation I see one main problem and that is that it may be difficult in this market to find a buyer and if you get stuck with the property then you will be rowing the same boat as the current owners.
Personally I would stay away from it. Others may see a different opinion. I would much prefer the same variables on a lesser priced house where there is more chance of securing a buyer come resell time now or soon. Buyer Beware!
What is regarded as 'new' residence in regards to the FHOG and bonus?
If a building has never had a 'certificate of occupancy' issued to it and is purchased and renovated with council approval to acheive one would this pass as a 'new' residential premises and therefore entitled to receive the $5,000 Bonus rather then the $3,000?This snippet below is from the SRO web site:
If you are eligible for the Bonus and the PPR concession, you cannot receive both. The Bonus, whether $3000 for an established home or $5000 for a new residential premises) is more generous than the maximum amount of PPR concession which is $2850.
What constitutes a new home?
A new home is:
- a home built on land under a comprehensive home building contract
- a home built by an owner-builder, or
- a home which is being sold for the first time as residential premises, or
- a home that qualifies as 'a new residential premises' under Section 40-75 of the A New Tax System (Goods and Services Tax) Act 1999, including a home which is purchased off the plan
