    We have decided to stay with brick due to the fact it is an IP and will be less maintainance down the track

    I guessed it might be more to do with using cheaper brinks or even an assortment as they are nearing the end of developing this estate. Their houses are all built to 6*rating so probably don't need to be thermal mass though doesnt go amiss.

    Apart from of course they like us.

    Seriously though think we might just stick to brick as it is for an IP not for ourselfs to live in. Maintainance as regards painting doesn't bother us more worried about cracking later on than anything else I suppose.

    Need to have another talk about it before we say yes or no I think, can't knock the price but is it what we want?? Thats the question

    Yes I thought 2k was really good too hence the reason for thinking maybe cheaper bricks etc. We know them quite well as we visited a lot when building the first IP. They also gave us $5k off the price of this one right from the start. Still not 100% sure on rendering for an IP not so much as regards the fact it will need painting down the track as that also adds the option of changing colour and giving a whole new look. More worried about cracking that sort of thing if not done well or looked after properly by the tenants.

    Should we do the whole house as suggested or just the front and will they still use all the same sort of bricks to build with or is it likely to be all the oddments from previous builds left over.

    Erin we did this 2 years ago. It is very high pressurised sales tatics. First they get you to go to a seminar, then they visit you in your home and high pressure you into parting with your cash for a so called in depth look at your financials. I saw through it straight away but hubby decided to go. so we paid and went Gold Coast the next time he was home it was just a joke. saw the same guy again went over the same stuff again nothing I didn"t already know before meeting him. As we didnt like want to sign for their finance their package for this that and the other and wanted independently to do our own we never even got to see or have a financial rundown and to be perfectly honest couldn't get out of there quick enough. You may honestly beleive you are selling a fine product but beleive me park Trent are just sharks that didn't get a bite of us thats for sure

    Hi yes we had a meeting with them about 2 years ago after going to a property seminar they first came to our home then wanted us to go to the office in the Gold Coast. I didn't like them from the start something not quite right but Paul wanted to go and see what they said. Absolutly nothing more than we already knew they charge extremely high fee's etc We walked out of there as quickly as we could as they are no good. Stay well away from them is all I can say. Do your own reseach you do not need to go down this path.
    We only started out 2 years ago and are just in the process of finalising our 2nd doing our own reseach into area's etc.
    If you go keep your credit cards in your pockets and do not sign anything is all I can advise

    Hi Henry

    I think your bank would have to do a bank valuation and you are more than likely going to find that it will come out lower than an RE valuation. Before you assume too much and start looking I think you would be better off talking to your bank first as to what your lending critteria may be. A lot will depend upon your servicability as much as equity.

    Found out what I am supposed to write

    Pauls name  by his duly authorised attorney  my name  under dealing no. _________ so declares that she has received no notice of revocation hereof    

    What a mouthful is that. No way is that going to fit in such a small space. I would have to write it out 12 times 6 times for each loan the deposit plus costs and the 80% finance.

    I think I am going to have to wait for Paul to get home sign in front of a JP and drive out to Toowoomba to drop off at the main office (only a 2 hour drive if that from us) or take a chance on express post.

    Just thought I would let you know in case anybody else ever needs to know in future.

    No Terry not CBA we are with Heritage Building Society and they don't have a problem with me doing a power of attorney, I just thought I might be able to get a stamp small enough but doubt it somehow from what you say it is going to have to be handwritten.

    Hi V8ghia and Terry

    They did know it was a possibility that I would have to sign and we were advised by our bank manager to get one done as Paul works away. But no they are normal loan docs and yes not a lot of room for a stamp it will have to be handwritten in if thats even possible to write that small. Not looking forward to it thats for sure.
    The power of attorney has been done to allow for all matters so covered with that just signing them in such small places is going to be hard.

    Thanks ever so much for all your help and advice I will go see the bank manager again and see if it is possible to wait for Paul to sign them himself on Friday or as you say sign as much as possible in front of her.

    Yes we had it done by a solicitor Terry i had the bank take a copy of it today. As Paul isn't home till Friday the bank would prefer me to use it to sign the loan docs so as everything is in order in time for settlement on Friday week the 16th. So we need to get a stamp made up A.S.A.P. Had hoped he could sign on Friday but they think we might be pushing it for time and as the Power of Attorney has come through to just use it.

    We built direct with Surat Basin Homes, and have had no problems with them and first house was rented out 2 weeks after handover last year even though there was a flood of properties on the market at the time. Website is  http://www.suratbasinhomes.com.au/

    Ask for Di Ewan you can mention our name Paul and Jean Smart I am sure she will be able to help you find what you want. They are local builders who are very proud of thier homes and the town. They also have a developement in Miles and another opening up in Chinchilla shortly.

    Hi Property Invester 1

    We are just about ready to build our 2nd IP in Chinchilla with the same builder we used last time. They are very good and all thier homes are built to a high standard.

    Not a lot of land left to build on at the moment but will be more in the near future so you need to be quick or wait for the next development to open up.

    Stamp Duty is not deductable at the end of the year it is instead added to your base costs and comes into effect when you sell

    Hi scott,

    The builders said they are going to contact council for us about it they had a few problems it seems when they were doing the blocks in that area originally. But yes will also follow through ourselfs with the council if Jay comes back and says it definitly is on the showground side of the fence. Will let you know how it goes Scott, we are also out there in a couple of weeks for a planned yearly inspection so will take a good look at the problem then too.

    Been in touch with the builders and it seems it is a problem on councils land ours is not the only property effected so hopefully council will sort it out quickly
