Allot of people will have different views.
If it’s your first time getting into the market, education is the key. Setting up your ppor is so important from the get go.
This game is a marathon and not a sprint.
I am a believer in two things l) ensure your ppor is loan is management before you even look at buying a investment.
2) even my investment property hardly has any debt I think my lvr is 40%

Interesting, I wa in the area two Sundays ago… The area is alive and kicking. There could be allot of homes for rent but ask your self this?
Is there a common theme?
Are the properties being advertised for a high price?

There is no right or wrong…
But like anything there are good and bad operators.A good broker may look at a couple of things. 1) how to structure your loan to ensure you set up correctly from the start. Sure your situation might sound easy but allot of bankers still get this wrong.
2) brokers are a channel to source you good rates and a good structure…Brokers handle both challenging and simple loans. It’s like buying a mobile phone some people call Telstra to get. Deal but then end up using crazy Johns becUse of service!!

Over the years (I’m only 30 lol) I bought and sold a few properties. A couple of my holdings where in very average areas. The return on capital growth and rental yeild was great.Just remember demographics are changing every day and people are becoming a bit mor fussier

My advice use one agent…
I worked in real estate for a number of years and I had a few clients who wanted an open agreement. I would decline the opportunity.With the Adds before they list your property on the internet, ask them to send you the draft.
If your having troubles deciding get a sellers agent like Ian Reid to help out

It would not surprise me if this actually happened… The government is tight on funds, so they will do what they need to do.
How will this effect the market? Not really sure… But the shock to investors who but property for tax purposes might get a rude awakenig.
I think key to success to a low lvr on your portfolio. My rule on my investments is 50% lvr.
Some might not agree but I can tell you this.. You will never see me stressing about my investments
