    No Problem at all.
    Call the council and speak to the town planning department most of them are very helpfull.
    Also it would be a good idea to talk to a drafter who knows the area and hopefully they can point out any obstacles you may face.

    Some times the council may make it sound easy on face value but once you apply to do some thing thats when you see things turn.

    Also is there anything mentioned on the section 32?

    Hi Jenny,

    Hope your venture is going well?
    JAC M has made a great point get in contact with the council. Another thing you should note to get this provision revoked is not going to be done for free.

    So give the council a call and im sure they will be more then happy to have a chat and also they may give you a guide line on what can be or not done.

    Hi Robbie – Great Post!!!
    There a few things i would like to point out.
    1) When i was agent i used software called RP DATA which helped me valuing homes at a realistic price.
    2) If the home is listed for 220K and you offer 150K do you think they will take that money? If i owed 80k on the house the repayments would not be that bad. Plus they could borrow draw some money from the home to cover bills
    3) Using the Finance clause is great but you have to use it in a way that wont cause you more good them harm.

    I once Sold a home to a investor and he had a finance clause. He seen another home which was cheaper and better so he told me that his finance had been declined. I asked him for a letter from his bank. He was shocked to hear that because other agents never asked for a letter.
    He got his broker to type up a letter i said i needed a letter from the Bank becasue they are the ones who are giving you money the broker is the man they finds you the best deal for your needs.
    He couldnt get a letter from the bank because he never applied for the loan for that home.

    Moral of the story the vendor got to keep the 10% deposit and thats that.

    Hi Ash 88,

    It sounds goods in terms of number but the negatives out way the positives.
    1) Most student accommodation units are used by overseas students.  Every year the amount of over seas students are decreasing in numbers.

    2) Also what if the Tafe / Uni – decide to  move into a different area what will your place be worth then?
     – There are times where Tafe/Uni might relocate to other areas.

    3) Plus the reason why they do not grow in value is because its cheaper for some one to rent these units rather then buy and take a loan for it.

    My advice stay clear and run from these types of investments

    Hi,

    From my experience  it also depends why they want to change it?
    Best to ring your local council but you have to be realistic as well do you think your block of land will sell quick in this current climate?

    Your best off getting another couple of quotes and rather then adding it to your sale price do this instead.
    If you get a offer and your happy to take it then take it and move on.
    If they give you an offer and your not happy with it just say to the agent i want this price becasue ive just spent x amount of dollars on a fence.

    if your dad can bot make any repayments for u?
    All no offense are you realy learning how to scarfice as well
    getting the loan might be easy but the most inportant thing is what are you learnong

    Hi Matt,

    Good luck with the sale of your Units.
    One thing i would like to recommend  is to list the home to an agent in the area.
    Why:
    1) Like Scot No mates said " Since your selling more then one property" You should be able to get a better deal with Marketing and Commission.
    2) Get an agency who is either based or knows the area very well.
    3) I would also get the real estate agent to do a rental valuation. So if there are any potential buyers they would know what rent they could get for the units.

    Also when speaking to an agent ask this question: Are you gong to put all of my units on the market straight away or will you only list maybe 2 at a time.

    PS do any of the units have different features and how many do you have?

    Hi Apologies for replying a bit late.

    I end up getting a bit more money then what the vendor wanted but in all truth the market conditions where allot better.
    I think the best option may be just to get it cleaned up and rather then spending more money on the home sell it and a cheap price and it should all balance out.

    Hi DC,

    My home has been valued at 420k by the bank. I have done pretty well for my self at the age of 27 too.
    I am selling my business at the moment  and once that has been done i will be looking at investing again.

    but with such large amount of equity "yes maybe i can buy a few properties" But at the same time will i get the return on a postive cash flow basis or will i have to outlay money too?

    Hi Guys,

    There are alot a companies who do this. Why not ask the real estate agent and see if they know any one? They would usually have some sort of contact or at least point you to the right direction.

    But be aware if you are currently leasing the house and you are currently selling it you might not even be allowed to do this in the first place?

    Also if the students damage anything who is liable?
