    Hi all

    The site doesnt work so type it in a new window and it will work and yes it is great

    taralgon 95000 earning allready 130, and 95000 is the asking price it doesnt meet the 11 second rule but repayments would be around 105 dollars…. a good opportunity i think???

    Hi guys and gals

    I am located in patterson lakes about 15 km form frankston and decided to go and get some experiance so i went to frankston simple because i knew franksotn would be closer to my range of prices, so i investigated and found 3 great leads

    however the main problem with frankston is the people which could make for risky tenants.

    ENJO lady there is a a couple of 1 bedroomers in an apartment block with views of the beach and is currently renting up to around 120 – 130 and is for sale for 67,000 my guess is after a physicall inspection one would find some barganing points.

    So i guess that yes there is some positive cash flows however perhaps this was beginners lucks and also could be a problem with my numbers however i dont think it is. But after collecting a rental list from frankston i noticed that henry street in carrum downs has 2 units collecting 250 per week and both for sale, i havent really inspected them but 250 a week in carrum downs well i mean could be a looker.

    However i also started listing issues in the local newpaper some of those include the demolishing of a shopping mall in frankston and allso a new block of flats beeing tenated by high ‘risk’ teens on cranbourne frankston road and also a new retirement vilage is beeing built in carrum downs and apparently the demand is high

    there i have exhausted my leads ha ha oh well thats what the forum is for and enjo lady if you see this could you reply with perhaps some guidance as towards how you go about finidng these properties i just hope i am doing it right

    Hope i have been a little assitance however i would go and check it yourself

    Hi rocket

    You will notice that normally the real estate sites are offten late behind updating thier site so if thier is theodd chance their is a +ive cash flow then its probably old y not go to your local area and visit some realestate agencies and just look browse gather information, a list i got yesterday produced 5 or 6 leads and i am only starting out..

    Yesterday i got

    -Local Paper.
    It has great leads on new town projects for example i found out that a new block of flats owned by high risk adults is beeing placed in an area i was looking at buying. Or a development o shops has been approved.

    -Rental list.
    You will notice which areas are getting the highest rent look at street names you may find some areas that are gathering higher rent even just around the corner

    -Propety List
    And finally a list of what properties are available.

    Some other things you may need is a map and some walking shoes to get a feel for the town and what areas are like as far as the good and bad sides of town.

    Sorry for my lack of reply but being young well theres things to do! ha ha but thanks for all your advice i had a great mortage broker actually spend time with me giving FREE advice so that was really good but yeah i hope everyone finds some luck but my other post called research methods is GREAT full of good advice on starting up

    Thanks for the reply and yeah i agree but after your recent 0 to 130 i was very eager to say the least.

    Could anyone suggest anything for a STUDENT tht is below 20 and is a casual employee. I have spoken to a mortgage broker whom was very helpfull however to my detriment i realised that i could in NO way get finance.

    Would it help if my deposit exceeded 20% and also if my paretns went guarentor on the loan and i re financed the loan to change it to my name??

    Any help would b muchely appreciated

    Hi,

    Like wise i wish i knew the right amount of preoperties but as my new found bible steve mcknights new book has advised i set a goal that yeah is outrageous but is feasible and as you should do too, that is set your goal, then figure how much passive income you wish to earn, and then how many homes you need in the time frame there is no simple formula but i suggest invest in your education first i mean i am no master here but i do know that i ould rather read about peoples mistakes than discver my own mistakes so spend the 30 bucks and buy a book maybey rich dad poor dad something to get you going…. its got me motivated
