Firstly, thank you for your feedback on my post.
To clarify, shortly after this incident I left this agency (largely due to their incompetence in general) and despite following up on the HWS installation on several occasions, they never responded to my queries and only said that it would 'be taken up with management'. Until the plumber contacted me a week ago (12 months after the installation) I had no idea they'd not been paid.
I will pay the plumber, and then will investigate looking at the small claims tribunal. I would love nothing more then to nail these guys after their appalling service, complete lack of communication and then providing my personal details to their tradesman rather than dealing with the situation themselves.
It has indeed been a good learning curve for me, and I have since signed 3 other property management contracts on which I stipulate the procedure for the emergency repairs and have ensured they have several methods to contact me. I may have high expectations when it comes to qualityof service, but I can honestly say that if you want a PM manager in the Hunter Valley, Leah Jay are the only agency I have found to provide a decent level of service.

Not necessarily – if they had of contacted me, I would have asked they contact the plumber who fixed the HWS a couple of months before hand (with a different agency). I don't think one email is a reasonable attempt to make contact – especially given they would have received an automatic out of the office response which would indicate I wouldn't receive it. Therefore, i think they did neglect their duty by not making reasonable attempt to contact us.
Not picking up the phone to make a phone call is lazy, and I expect more from my managing agency. Furthermore, they stated they got 3 quotes, and when I asked to see them – they were not forthcoming. For all I know, the plumber could have seen this as a nice little opportunity to make money and replaced the whole system!

I've just bought in Branxton, it's about 30km from the mining region in the Hunter Valley. Construction on a brand new expressway which will make for a quick commute to Sydney has also just started.
The town itself is also considered Wine Country and Council is looking to redevelop it into more of a tourist destination rather than the current truck stop town it is now.
Woolworthes have recently bought a plot and the new Huntlee development is planned to go ahead in East Braxton and will involve new schools, housing, shoping centre etc. Rezoning is also in with State Government for approval. Cessnock/Singleton/Maitland are all within 20 minutes drive so while it is a small town, larger towns and accomanying infrustructure is near by.
They are just about to open another few Coal mines in the area and they intend to be mining for another 30 years or so, so plenty of rental income. Huge shortages in current availability of rentals in the area. Vacancy rate is less than 1%.
I researched it to death before investing. Property is around the $250 – $350K mark and may be worth looking into for you.

Thanks for your advice, unfortunately I am based in Dubai and am completely unfamiliar with South Australia. However, I would welcome anyone's opinions or advice on more desirable locations within the City of Playford.
