I’m pretty sure if his dads signs off he must be a director of his sons business. Call the building commission, they thrive on stuff like this. You can’t get mates or family to sign off work. Everyone does it but ain’t legal.
For someone to undertake $30k of work he definitely needs to be a registered building practitioner, and legally can only take 5% deposit. A guy in my street just received a $24k fine for pretending to be a builder. Call the building commission if he won’t pay you back in full. You pretty much have him by the you know what!
It’s a visual effect thing. No content needed.

Dwolfe are you saying I’m an exceptional tradie?
A bit of Johnny walker does me wonders when I’m feeling low

It's really strange. If i ask 20 tradies what their work schedule is like, 10 will say flat out and the other 10 will say it's really dead.
It’s the opposite for me. I live 15 mins From you and I’m Flat out with cabinet making to the point I can’t take any more work for the next 2 months. I agree with you in that job losses exceeds new jobs.

Hi Lauren,
Had a look at the website and found it very useful. Thanks for sharing.

oc1 wrote:Another big factor in determining your costs will be your drainage design and stormwater requirements. These are dictated by the water authority and council. A good engineer will help you.For the driveway (coloured) allow $65 per metre and a couple of grand for a new crossover if you need one.
Dont' forget to add landscaping, fencing and the cost to provide a car-space for the original dwelling (if it doesn't have one already).
Let us know how you go.

Hi Oscar,
That is a good point – a good engineer on your side will save you heaps. Would you recommend getting plans drawn up by an architect or draftsman? It is a basic unit and have been leaning towards a draftsmans but have been told an architect is better as they are more qualified and liable if something should go wrong.

Hi Jacqui
I've actually converted Richard's square meter rate to squares. I hope i've done it right.
Thanks Richard, so based on your calculations roughly around $125k to build a 12 sq unit. Obviously extra for driveways, etc. That’s pretty good to me.
Bring on September! Can’t come sooner enough!

Finance, law, tax and a fashion designer as well. That's a lot for one guy!
I’d love to see Mr and mrs hulk get into a fight. My money would be on Mrs.
I’m pretty sure some policies don’t cover suicide.
Freckle you’re a tank!
