I think your pretty safe. Carnlea would be more of a risk. I know people that live in that suburb that have been told not to plant any crop as the soil could contain lead.

Terry, when you say substantially renovated properties, how renovated do they have to be to start paying gst? If crows was to rent the property for say a year or two would the gst be exempt?

I agree with jacm. Seabrook would probably be one of the worst suburbs to invest. I’d rather put my money on Laverton which is down the road.
My agreement with the vendor was to clean and renovate. I guess for me thats a pretty big window. My question is, who’s paying for the electricity and water while the renovations is underway? With my agreement I have to pay for electricity, water and gas from the date contracts were signed.
I’m currently working on a house I purchased and settlement is end of august. I’ve ripped out basically everything. The only difference is I signed a license agreement meaning the vendor gives me early access to start renovating. Is this something lostos should have done to cover herself?
Currently doing a full reno to one of my IPs. Doing everything myself – weekends and after work. Might have to take a week or two off work so i can finish within 2 months. I’ve started the reno during settlement so i’ve gained 2 months interest free.
