Tiles every day of the week! If you have a leak you will be replacing the floating floor every time, costing you time and money. Not to mention scratches.
As for the kitchen, for $3000 you may as well do it. First thing people see is the kitchen and bathroom. Just don't go put marble or granite bench tops!

Recently we decided on a company who had been wonderful to deal with prior to signing and then the property was handed over to an inexperienced PM who stuffed us around. Out of that we learnt that the agents will put a lot more effort into finding you a good tenant and fast when you multi list and they are racing another agency to win the business. A lesson learned the hard way (property empty for four weeks before I took it into my own hands to fix) but good for the future!
Peachy, not always the case. Sometimes they Will find you “anyone” just to be in first with finding you a tenant.

Ooopps! Sorry I just read there concealed gutters. More expensive again. Very fiddly and no one wants to touch them as there too time consuming. Still, 14k might be a little steep.
Hi coach, shouldn’t cost you more then $5k. Get quotes from handymen not carpenters. Carpenters don’t like mucking around with fiddly jobs. I can pm you a recommendation if you like.

Richard, if some one took out a lodoc loan in the past did they ever have trouble with the ATO afterwards? It’s kind of risky saying you declare x amount when you really earn a lot more then your stating.
