    My mate is not overly concerned, but i agree with Johanns comments. When hard times sets in he will find it difficult.

    I could understand getting banned for being rude or violent, but this is petty.

    From the other side of the coin as an agency owner I can tell you I have had people in that have spoken to me like a slave, sworn, yelled, cried, screamed and threw things when their offers did not get accepted by the sellers, got upset when their property has been vacant for a few weeks if the rental market is slow, or they are not getting the price that they wish for in the market. Had people tell me what to do, how, why and when and speak down to me and not listen to any advice or the market conditions.

    Running an agency sometimes you nearly need a degree as a counsellor as we see financial pressure, stress, bankruptcy, divorce, separation, fights over estates, people that lost a lot in superannuation/ shares switching to property and wanting property to fix all their financial pressures in a very short time, and getting very upset if it doesnt. We also see a lot of people getting ripped off at seminars and then getting very upset when the property does not sell or rent for what they have been told.

    Your friend must have done something to upset the principal?? maybe as often it doesn't worry a principal if a different managing agent, especially if 3 houses have been bought.

    So probably need to look a bit deeper here what has happened or been said ?

    If you were to meet my mate you would understand. Quite guy, you would be lucky to get a sound out of him. That's why when he told me i didn't believe him at first. Some how the agent just thought he automatically gets to manage the house.

    I understand what you mean about people being demanding and rude. I get it all the time.

    Derek I agree with you. Funny enough this agency has been in the spot light many years ago for dodgy dealings. The exact words the agent said was “we let you purchase this property at below market value, we should have the right to manage the property. Bit cocky I thought.

    I’ve looked into this but for the reasons above the numbers didn’t stack up for me.

    Hi Shahin, thanks for the reply. The property is located in Melbourne Metro, 20KM from CBD. As i'm not really looking to take new funds out yet i haven't bothered calling the bank. 

    What would be a fair price for an on site valuation?

    Hi Jamie, thanks for the reply. The property has a mortgage with CBA. I was thinking of getting it valued for my own records. I guess i would like to know what the house is worth from a professional point of view. I haven't bothered calling CBA as once i have it valued i wont be using the equity till late next year.

    That's what i think. I said to my mate just go straight to the vendor and deal with them direct.

    Hi Terry,

    His certainly no time waster. He has purchased 3 properties from the same agent in under 2 years.  The agent some how thought there was some sort of deal where my mate purchases the property and the agent gets to manage the property. When the agent realised some one else is managing the property he hit the roof.

    I've recently tiled the floors of my IP. (kitchen, hallway, bathroom and laundry). Stupid me purchased porcelain tiles which are bloody hard to lay and get all square. Everyone comments on a great job, however i wouldn't do it again. Sore back and knees for a week. 

    If you get the planning right it shouldn't be too hard.
