    I won’t comment. ;)

Its the thin walls. Every sound comes through the house even intimate times. I should put that in the blurb!

Getting back tomorrow your exorcism for the house, those pictures ergh! Hang some garlic over the doors to ward off evil spirits.

Alternatively bless it with a D9 & put a granny flat at the back & a basic project home on the front. More than double your returns.

Garlic?? I want people to come not run away! LOL

    Hi Joe,

Once you fix your pics the blurb should look a bit more like this –

Renovated three bedroom family home and so convenient

This family sized home has been recently renovated and is now ready to move into.

Why not enjoy the brand new immaculate kitchen and cook up a storm. The formal lounge is just waiting for your personal touch with classic polished floorboards. You’ll be more than comfortable all year round with gas heating and air-conditioning to the great sized lounge.

Excellent bathroom and laundry facilities and even a separate water closet means there is plenty of space for everyone.

This home has a great secure rear yard with plenty of space for the kids to kick a ball, and a shed for the handyperson of the house. There’s also plenty of car parking off the quiet street.

Don’t forget the location! Perfectly situated close to Laverton train station and shops, but in a nice quiet part of town, this home is superb. Walk to the pretty parks or local schools and enjoy your life.

Call today for your inspection, you won’t want to miss this home!

With some new pics, a new blurb and possibly a new agent (your old one might be ok with somee guidance), you should be right. You never know who might need to move before Christmas……

    Cheers

    D

You should be my pm along with jacm! Last night I emailed her some new pics that I took last week. I’ll email her this blurb and ask her to put it in as well.

i wouldnt do it.. any income provided by a defacto partner that is used to assist your asset will become divided up in a court if you split up.. dont do it.. rent out your property and go like somewhere else with him that way you are protected from him taking half your assets

This is one of my concerns as a young single property investor.  You know the old saying ' find someone you hate, give them a house and get it over and done with'.

My current structure doesn't provide much in the way of asset protection and this concerns me….

Lol that’s a good way of putting it!

    Here is the link:

Looking at the photos again i must admit there not the best photos. The grass on the front has grown heaps more and the newspaper on the windows is gone and blinds are up.

This is what it used to look like:

I should have left it like this, i would have rented it in a week for $300!!!

No offence taken! I agree with you both and those photos really doesn't do the house much justice. Just about to email her now actually.

I listed the house on Gumtree last week and the phone wouldn't stop ringing.  One look at the photo once i gave them the address and they wouldn't call back. Wonder why !!??

I agree and i would probably do the same. Perhaps a landlord should give the PM a bonus?

Your right. I think i need to start fresh with another PM. New photos, new PM. It's getting close to Christmas the longer it takes the harder it will be to rent.

Cool, you've got plenty of thoughts to work with… hope it helps Joe !  I have to say, I'd be seriously angry if my agent couldn't figure out what was wrong given that the main photo has newspapers on the window.

LOL, she emailed me last week saying shes at wits end! No idea why!

If i email the agent stating that i'm going to list the property with another agent is that a no no? I don't really want to leave on bad terms as i've been with them for years and have other property with them.

I see in the writeup it has a shed.  Ask the agent to get a picture of that too.  Does the house have security doors?  If so, I'd be mentioning it and getting a pic of them too if they look sturdy.

No security doors, the shed is in decent nic, probably the only thing decent when i bought the place

It's probably time to change PM's. I think the agent wont open the house unless someone calls up and makes an appointment because it's been listed for so long. I guess they have given up.

I'll email her regarding the front photo, looking at it again it's not very appealing. The backyard is clean but not really worthy of a photo, just uneven grass. Big enough for kids to play though

But the point i'm trying to make is for $265 a week is it really that bad of a place to rent? If the rent was hundreds more i could understand about the bathtub being tired looking and front being a bit dull. Where can you rent a house so close to the city with a train station on your door step for that price?

When you re-do the photo of the front of the house, get the driveway in the picture to show there is offstreet parking for the car.

At the time of the photo being taken my ute was in the drive. I suppose the PM could have asked me to park on the road for 5 mins.

    Hi Joe

Yep that's the one I thought it would be.

    Here is what I see.

For some reason it is advertised with 0 carspaces.  The bit right under the price where it says 3 bed 1 bath should also say 2 car, because there is off street parking (albeit not in a garage).

This is no scheduled open for inspection on there.  Would it kill your agent to pick a time for Saturday's open and advertise it as early as possible?  I would absolutely demand it be there no later than Wednesday midday, but given you have had a vacancy for a while, you'd think they could advertise it as early as possible to let as many people see when it will be open.

The main feature photo has newspapers taped to the windows.  Enough said about that.  Get them OFF and get the picture taken again.

I am not seeing a split system, probably important with the summer approaching.

Knowing the demographic of Laverton, a hell of a lot of cooking gets done in those households.  Unsure if that oven is up to the job for the kind of cooking people living in that area are doing.  I genuinely do not know.  Run it by the agent.  Maybe the oven is fine but the rangehood is not up to the job.  Ask the agent.

A basic garden bed with some colour along the front of the house might be an idea.

Main feature photo is the worst of all the pictures.  Probably I would put a couple of colourful items on the kitchen bench to make it look pretty, take a photo, and make that the main feature photo.

I do not see the need to mention that the alarm is not part of the deal.

Not sure why you chose to renovate the entire bathroom and keep a green bath.  Can you paint it white?

    Hope this helps

    Hi Jac,

I had to keep the bathtub as the house has cement walls and getting it out was going to be a nightmare. I was thinking of painting it.

All the newspapers are off on the front windows and blinds are on.

The rangehood is brand new so i'm hoping i will get a couple years use before changing it. The problem with laverton is you don't find the best tenants so i didn't really want to go out buying smeg appliances.

But i agree, the photos are really bad

Have u tried the egg thing?

    Or what about Sage?

IT must be something before people even ring the agent……

Last week I sprinkled holy water all over the house straight from the catholic church. Don't ask how I got it! Didn't work, in fact made things worse cause its attracting ants.

    Zombie ants or normal ones?

    Angry ants!!!
