Totally agree with Redwood. You’re not going to go wrong in the long run investing in suburbs such as Burwood. These sought after areas will never have a huge drop in value to make it worth while waiting the extra couple years to invest.
If it fits your criteria and in your budget then pull the trigger.
Also, perhaps a quick make over might increase the rent. It does seem very low for the area so I think there is scope to increase rent.
Haha yes I am very cashed up! I don’t understand people. They over complicate matters. I have a mate waiting to buy since 2007, keeps telling me he’s waiting for the big drop in property prices. Reckons prices will drop at least 50%. While he’s been waiting I’ve added 3 to my portfolio.
If you see a good opportunity now to purchase a property at the right price what more do you need?

Don’t be silly by going to the bank. Go through a broker! There are several good ones here- I’ve used Jamie and highly recommend him.
I would also be interested. You’re right though, all the meetings are always in the CBD and South eastern suburbs. Too Far if you live in the west.
I’d be contacting Jamie if you want to structure things correctly and solid advice. As you can see he’s a good looking man but certainly don’t need face to face meetings. Just a good phone and email.

$645 is a very conservative valuation. A similar house around the corner on a main busy road sold for $620k. It also needed a lot of work.
The profit in this property will come when I build a rear unit at the back. Three bedroom units are selling for around $480k in the area.
Richard pretty much owns half of Qld and is very successful. He wouldn’t have what he has if he doesn’t know what he’s talking about.
Must admit he has been grumpy past few weeks. I hope it’s not old age getting to him!

Everything is great apart from the visual side of things. Feels like i am trying to navigate through a forest. Sometimes less is better.

This is a clear example of why you need a good broker on your team. A mistake like this will cost you thousands.
