Hi shahin, What kind of advantages is there by having a builders license? Would the banks be happy to lend more?

no same policies and serviceability calculations would apply – no special treatment. For medical professions and bank staff there's advantages – like 90% no LMI deals.

    Cheers

    Hi Flynn,

I’ll be sitting for my builders license mid this year. Are you going for a DBU or DBL?

I'd PM JacM right away! With her advice i rented my IP in 3 days. Before that it was sitting vacant for 3 months.

I agree with Terry, Too many things that can go wrong. Can a family member bail you out for a couple months?

Weird. I'm in VIC and on all VIC rates notices, it shows an "unimproved value" which means what the deem your land to be worth if there was nothing on it except the dirt.  Then it also shows an "improved value" which is what they deem it to be worth with the dwelling on it.

It's funny how way off they can be on the "unimproved value" figure. If i knock down the house and sell the land there is no way i would get what they are suggesting it is worth.

    Funny.

Oh and didn't Antonio get kicked off the other night for advertising and making offensive comments? Oh that's right he did.

Considering how much spruiking is going on on this site at the moment it's not the blind leading the blind it's the spruikers leading the blind.

Try to keep the advertising in your signatures guys and post to help, not to build your brand.

    Cheers

Towards the end Antonio was more interested in shaming everyone. Missing him already!

Jamie, a bottle of champagne is nice, even coming round on the weekend to wash my car. But giving my details to 3rd parties especially seminar groups drives me up the wall.

Speaking of text msgs, my tenant texted me last night (sunday) at 9.45pm because she wants the globes changed from 60 to 80 watts. What cheek!

haha! Why not reply with a drunken text at 3:30 am informing her of a rental increase.

I texted her back with 2 letters. F and O.
