    Thanks for every ones comments.

We have negotiated a price with the seller and have a sale! There were no other offers :P

Surprise surprise. Glad you called her bluff.

    Hi Joe

What would be the point in doing this?  You'd still end up with the same amount of debt because if you use equity it is still a borrowing event.

That’s what i thought but wasn’t sure. So there’s absolutely no advantage in this?

Hi dark night, that was something I was thinking as well. Something tells me this would do more harm then good.

For her to keep emailing you it goes to show there’s no interest and she’s just bluffing.

They are one big grease ball!!

The real estate that made me do it this way actually lost their auctioneer license years ago – obviously for something dodgy and don't conduct auctions till this day.

Unless you want the property really bad i wouldn't bother. Solitaire is a better game.

    Hi Kate,

I've had to sign one of these forms years ago. They are holding a dutch auction. Don't know if it's legal but i don't agree with it. Luckily i ended up having the highest offer and bought the property.

I also remember once i put my offer in they wouldn't tell me if i was the highest or lowest. They just kept telling me make sure that is your highest bid.

Don't be surprised if there isn't any other interest but just a trick that the agent has used to bleed some more money from you.

    It's all fun and games!!!

Gees I’m surprised they are not requesting a new kitchen as well. Some people love testing the boundaries.

Norlane is a big no no for me. Finding a decent tenant in a newly renovated house would be as difficult as trying to convince freckle that the world ain’t that bad.

    Hi jacm,

I’ll be calling the SRO tomorrow, I’m more interested to see what their reason is.

    Hi Scott,

I’ll be doing that tomorrow. Perhaps if I dig up my land I’ll find oil?

Very well said freckle. People don’t realise what it takes to run a business especially online. So much competition, It’s not surprising the high number that fail.

There’s nothing to lose by going to see Derek, like freckle said you have to start somewhere.

I saw the photo in the draft and that put me off buying the mag on principle.

That was my pic by the way and not Jac's.

I had 2 people ring me this afternoon and ask me how do you do what you do and how can i get on board.

As Jac mentioned you do it by knowing the area inside out and if that means driving around for suburb hour after hour.

You get to a stage where you can memorise each and every house in the street and can relate them from the local coffee shop.

Like anything you don't learn this overnight but buddy with a mentor or look at the services of a Buyers Agent who specialises in such reno products.

    Cheers

    Yours in Finance

Don’t worry Richard, my wife saw your photo and thinks your very handsome.

Best $10 i've spent in ages. JacM, Did you ever get sick of traveling back and forwards to Geelong. From your place i would estimate at least a 50 min drive. I'm thinking of purchasing a couple of run down IP's in Geelong but when you do most of the work yourself the travel time kills you.

Sorry i mean call them. I've tried letters in the past and had no luck. Half the time they probably just think it's junk mail.

I'd give it a go. Don't make it sound as though you want the land really bad otherwise they will jack up the price.
