Hi bnd, which suburb in Melbourne?
Melton council was voted one of the worse last week. They have no heart.
The suburb is an extension of Melton south. I’m there every week and it is more suited for first home buyers wanting cheap homes. There is so much land around they will be forever opening new estates. A mate lives theres, his place been on the market for a year now can’t sell.
For now melton is in the middle of no where. Give it 20 years and it will be some where up there. I’d put my money in werribee, Laverton, etc. Same price, closer to cbd and will see more growth before Melton sees any.
To me there are more factors in buying into a suburb then just employment.
Settlement in 4 to 5 years? May as well put your money in the toaster and burn It. There will be no improvement within 5 years.
Wouldn’t touch it with a 10ft pole. Can’t see any capital growth in the near future with so much land available. Bacchus marsh is doing so much better and that’s another 20 min further out.
Jamie, are variable interest rates going up too or just the 2 year fixed rate?

An $80 increase is very Steep! The most I would have increased it is $10. Once the tenant leaves then increase it to $560.
I could imagine the shock your tenant would get being told the rent will increase by $80!

I actually called the building commission today to ask them if you can build a house with a DBL. They said yes you can as long as the trades you hire are registered.

I contacted the building commission a few weeks ago and they told me that a DBL can build for either clients or yourself as long as you use registered trades. When i was speaking to HIA they told me yes this is true but if you are building spec homes a building surveyor doesn't check if the trades used are registered (apart from plumbing and electrical), they are more interested if it's built to code.
Thanks Oscar. I’m in the process of becoming a registered building practitioner (DBL) and thinking of doing something similar as you and build a couple spec homes. Seeing that I won’t have a DBU would I still be able to build under my DBL and do hands on work? The guys at HIA say that’s fine as long as I own the land. For me to obtain a DBU is a bit of waste as i don’t intend to build for clients, just spec homes.
