I used to always bet on black. Got me in the red!
jmsrachel replied to the topic How? in the forum Help Needed! 12 years, 3 months ago
For those kind of returns your asking, you would have more luck taking the $140k to the casino and betting on number 23

I haven’t seen much granny flats being built in Victoria. Is there a reason behind this or just one of those things?

Have to agree with tash72. It’s a bit like never driving a car and then deciding to drive a prime mover. Start small.

I agree with jacm. Seabrook would probably be one of the worst suburbs to invest. I’d rather put my money on Laverton which is down the road.
jmsrachel replied to the topic Can I pull out of this Sale in the forum Help Needed! 12 years, 4 months ago
My agreement with the vendor was to clean and renovate. I guess for me thats a pretty big window. My question is, who’s paying for the electricity and water while the renovations is underway? With my agreement I have to pay for electricity, water and gas from the date contracts were signed.

I’m currently working on a house I purchased and settlement is end of august. I’ve ripped out basically everything. The only difference is I signed a license agreement meaning the vendor gives me early access to start renovating. Is this something lostos should have done to cover herself?
jmsrachel replied to the topic Time for Renovating in the forum Value Adding 12 years, 4 months ago
Currently doing a full reno to one of my IPs. Doing everything myself – weekends and after work. Might have to take a week or two off work so i can finish within 2 months. I’ve started the reno during settlement so i’ve gained 2 months interest free.

jmsrachel replied to the topic Withdrawal of offer in the forum Help Needed! 12 years, 4 months ago
That is a fair point Terry. Your a bit of a walking encyclopedia, you know your stuff
jmsrachel replied to the topic Withdrawal of offer in the forum Help Needed! 12 years, 4 months ago
I won’t argue with Terry because he certainly knows his stuff, but if no contracts are signed wouldn’t it be hard for the real estate agent or solicitor to take it further?
jmsrachel replied to the topic Withdrawal of offer in the forum Help Needed! 12 years, 4 months ago
Sorry just re read your post and no contracts were signed. Basically you can just walk away.
jmsrachel replied to the topic Withdrawal of offer in the forum Help Needed! 12 years, 4 months ago
Have you signed the contracts? If not, you don’t have to do anything. Happend to me last week. If you have signed contracts, the vendor must sign within 3 days otherwise the contract is terminated. This is the case for Victoria any way.

Well it would be fair to say there would be a couple sales per year were commission would be around $100K.

Hi Tippi,
Would you really be making 20% off each sale? You could be making $100K a week??
