    Great posts ladies! One question @marisa where do you find a builder that builds for 1200 to 1500 per m2? Are we talking single or double story and what sort of finish. This is the biggest hurdle i have at the moment and what is the deal breaker to most sites i look at.

    @pascoe_82 I like your investment style. I share your views about capital cities I have previously invested in both and although in regional towns the capital appreciation is not there you usually know what your profits are going to be before you sign the on dotted line.
    Don’t get me wrong capital appreciation is always great but I’m wary of my debt levels considering I don’t have a crystal ball.

    What I’m struggling with (linkedin acticle) is how do you service the loans if you purchases multiple properties when having to DIY some of the work. This means you’d be doing the Diy after hours etc? Rents are only going to cover some of the re payments. At some point you will reach your limit and have large amount of debt.
    Maybe I’m looking at it the wrong way? ?

    Sounds interesting. Are you looking at regional or metro? I’ve never done this but have keen interest as I think there are good value add options with industrial.

    I think your best bet is to talk to a local draftsman or town planner at the local council.
    They will give you the best advice.

    I agree with all above.

    Short answer is:   Someone that doesn't lose focus of their goals and ends up achieving all they set out to and more!.

    Elite sports people inspire me, I think most that succeed in their field are able to succeed in what ever they set their mind to!

    Kids!!!

    Watching a kid ride their bike without training wheels for the first time.

    Watching Kids learning their ABCs , then b4 long reading books.

    Another question,

    What is the best way to access ABS info online?

    Tried What I think is the Census web site with no luck.

    I'm after demographical info which show employment data, growth, median age, basic incomes, house hold expenditures etc.

    I agree, it will only benefit if the FHO that buys something new where they will recieve the $20K + the SD savings!

    Hi fword,

    Do you know the size of the stamp duty cuts? Obviously it wont be anything like the $20K FHOG offered by state (Vic) and federal government considering most FHB homes bought are paying around $20-$25K in stamp duty. One would assume it will be a percentage of this amount.

    Hi,

    I do some investing in near by Wonthaggi. Some say it's Moe by the water.
    Those areas certainly have the infrastructure and the employment with the power stations etc.
    Things to be wary of are the crime rate that comes with an are that has this kind of socio demographics.

    What sort of investing are looking at?
