    Sounds very much like whats happening in World Tower in the city also. I suggest that its time for the owners to band together to create options and strategies.

    Not true as you can send the money through Macau to transfer the money through regardless of the limit.

    I read a legal case in NSW, where an owner stopped paying for his fees was able to successfully by court intervention was declared bankrupt, by considering the other costs to get the owner over the line to be declared bankrupt. Wish I could find it for you!!!

    Hi Stoolie,

    Well done for taking the big leap!!

    By any chance have you thought about doing online courses/ distance studies while you are working or maybe studies in the evening?

    Like yourselve, I came to the conclusion that I wanted to change my current career path and making the transition by studying in the evening as well as distance to further educate myself. I know it may take abit of time and using your holiday leave to use it to study for exams and assignments but I think it is worth the hard work!!

    Well obviously you didnt read my comments properly, as I said nil effort on a silver plater. If you did the due research and worked with someone to get the desirable outcome than thats fine it is a win win situation. My comments did not imply when you have actively worked at it.

    Many of your posts these days has been taking more than giving anyway ie your mining towns. Are you saying you are not taking a short cut there than? Letting someone else do all the hard work for you and than you reaping the benefits? Maybe it could come across alot better to mention some of your views and feelings instead of " MUST HAVE HUGE PROFIT POTENTIAL otherwise don't post it up" statement. This implies once again reinforces what I have stated on my earlier post.

    My views of course would differ to everyone and thats the beauty about this forum as it is to help one another and share information.

    I disagree with this post because I think the thrill of putting in the hardwork, due research and networking with people makes the experience rewarding.

    If someone gave me something on a silver plater and said here you go, with nil effort on my part it leaves a sour taste for me.

    I think Richard and Jamie who I consider are gentlemans in this forum have always been generous with their knowledge and information.  

    Just to add to, taking short cuts which you have done very little homework  will leave an undesirable result.

    I also know some people in the city who ownes mutiple places, but they do the unethical thing by overloading the apartments to make it a postive geared property.

    I think good agents are worth their weight in gold. Besides, with your theory that you should look after all your affairs would mean that if you invested in other states or distance areas, you would have to personally go there for the inspection and etc.

    Welcome to the forum.

    One of my advice which I would like to offer to you, is keep it secret in the workplace or family members as sometimes they will drag you down and possibly could affect your judgment. Also, my boss one day saw me reading the "Property Investing" Magazine and she told me me that perhaps I was getting paid too much!!!

    Of course people would say to you also to live at home with parents as long as you can to save for your principal or IP. I agree with Jaime as it means you would entitled to the first home owners grant if you live in it for the first 6 months of the 12 month period. Also, until end of this year stamp duty concession for exisiting homes.

    The first place wouldnt be the dream home but an opprotunity to have your foot in the door.

    I would also look at areas outside of sydney as well if you live in NSW as some areas have alot of instructure being build and may be a blooming area in years to come. For example I laughed years ago when people told me to consider Wollongong and this year when i went there, I was amazed with all the development in the area. I know one friend who is considering the Musslebrook area.

    I disagree with your statement about the "rich will always get richer and nothing will change there" I know many people who have become rich because of hard work and doing the appropriate research. Some rich people who have inherited the money, do not have the education or the knowlege to optimise their returns.

    Sure times are tough but if you limite yourself than that is your limitation. I have two jobs and doing two degress with two different univeritys in law but do I cry out poor? Of course it means alot of personal scarifice and time, but I think impossibility is something which one places on themselves.

    Sydney 27 Unit- almost like a Villa

    I prefer to live in a house as that way no strata fee and worry about special levy increases to fix anything. I remember couple of units who have the technoloy advanced car parking system which always breaks down and per quarter it is $1500 for the owners.

    Avoid Merition units at all costs

    By the way is the property tenated at the moment? If so they still have an exisiting contract, they are allowed to stay there till the expiry in case you wanted to move in yourself before the end of the year

    yes and dont forget the lender as well. They may want to do a valuation of the property

    My real estate agent was complaing of limited supply in the market- NSW hills area. I agree with him as I was able to get my current place after my 5th attempt and the previous homes all went under contract after the 1st open house day.

    You can do it!!! I got my paper work approved and sorted out before the end of the month.

    If the vendor is selling at a loss why dont you request to have a faster settlement date as it is to their advantage. Do you have a reliable coneyancer or solicitior? My conveyancer speeded the process by having the buidling inspection, stata and pest check up pretty much the next day.

    Dont forget the holding deposit as well

    I believe the higher end of the market would be a great sale but the properties on the lower end is tough as everyone is out there to use the stamp duty concession before the end of the year. There has been many properties in the hills Shire (NSW) which ahs been sold for above market price for properties 380 to 500k mark. This is what I have been experiencing as a buyer!!!
